HomeMy WebLinkAbout1946-04-09PLANNING BOARD MEETING April 9, 1946 ' Present Messrs. Nickerson, Ferguson, Houdlette and Worthen. Batchelder Property Mr. and Mrs. C. A. Batchelder, of 20 Simonds Rd., appeared before the Board.to discuss re -plotting of their land, comprising 4 lots with a total area of about 9,000 sqare feet, and with dwelling on the larger lot, about 4,500 square feet. Owners desired to add new garage to house and establish new property line, selling of the remainder. Remainder would not conform to the zoning by-law for area or frontage, and they were advised that it could not be accomplished. Also advised that they could go to the Board of Appeals, but that there was little chance of a variance being granted on the grounds of hardship, etc. Mr. R. L. Rader Mr. Ryder presented several preliminary subdivision layouts for certain of his land holdings: 1.) Land of Lexington Estates Trust, Rowland Barnes, ' C. E. Scale 1" : 1001, Dated March, 1940. Area bounded by Waltham St., Vine Brook Road, and Highland Avenue. Roughly 100 acres, with proposed roads and about 225 house lots. This layout was studied by the Board several years ago, at which time the diversion of the south branch of Vine Brook was recognized, being developed with a parkway system of parallel roads on either side of open brook. Mr. Ryder questioned the present status of this proposal. The Board was of the opinion that there was little chance of the early parkway plan being carried through, or the south branch being diverted, and that furthermore the proposed extension of this road system would run directly through the area finally agreed upon as a High School site. On this premise the Board was of the opinion that the owner should be permitted to plan a single road at this point. Certain roads, such as Winthrop Road extension and the termination of Sherburne Road have already been approved in the past, and since that time the owner has sold several lots with frontages on accepted streets. He contemplates going ahead in the near future with approval on portions of the remaining roads after approval by the Board of Survey. 2.) Preliminary plat at scale 1" - 801 of land in the Cary Farm area, bounded by Cary Avenue, Shade, St., Spring St., and ex- tending through to Marrett Road, total of 110 lots. No topo ' presented. Represents ultimate scheme of development after parcel definitely laid out by the owner for subdivision is approved, the latter comprising 15 lots and new road at corner of Shade Street and Cary Avenue. The Board offered no objection to the corner parcel as laid out. 1 1 3.j Land on east side of Maple Street, approximately opposite Simione development. Lots platted on a short cul-de-sac with turn -around, which appears to be sufficiently west of the proposed Lowell Turnpike route. This is a preliminary plan. Lowell Turnpike Mr. Houdlette, being pressed by the State, reintroduced the subject of the Turnpike location, and urged immediate attention to this matter. Discussion followed on the layout, without any decisions or changes arrived at. Green Lane Request from Lincoln architect in regard to client who wishes to build house on Green Lane, involving status of "street", etc., has been answered.
