Present
Messrs. Worthen, Nickerson, Richards, and Houdlette.
Subdivisions
Mr. Albert A. Miller, C. E., appeared before the Board
with preliminary layouts for three subdivisions. His clients
also were present.
1. Land off Oak Street. A. B. West, owner.
This property, part of the old Nichols Farm, comprises some
7 acres between Oak Street and Hillside Avenue. Several
schemes were presented at scale 1"=401, and the Board agreed
unanimously on a plan for new street which commences at Oak
Street, runs arond through the property, and coming out
again, and above, on Oak Street. 17 lots have been indicated,
of proper size and frontage. There is now an 8".sanitary
sewer in Oak Street. Also shown on the plan is a contemplated
5f easement strip through a town -owned lot on Hillside
Avenue, for foot -travel to Massachusetts Avenue and the '
East Lexington R. R. Station. The Board questioned the
location of this easement, and suggested the owner take
up the matter with the Board of Survey.
The grades, and the plat in general, was however approved
as shown.
2. Land off Watertown Street Owner: Mr. Larson:
This is the high land, approximately opposite Hatch's Pond,
formerly property of Mr. Shanahan. Designated "Pinecrest",
(Scale 1" - 1001) it comprises 13 acres, and has been laid
out with 32 lots.
The topographyis such that this area is one which is
extremely difficult to develop. The Board felt that the
single road was a logical plan solution but was concerned
over:
a.) Excessive grades
b.) Low drainage — point in road
c.) The number of driveways that will have access on
the curve of Watertown Street.
The Board suggested that the engineer should talk over all
of these problems of grades and drainage with the Supt. of
Public Works.
3. Land off Maple Street Owner: Mr. Simeone. '
This is the large tract of flat land between Maple St.
and the Nursery properties, which was recently utilized
In part, for sand and gravel excavation by the owner.
' The layout presented was a preliminary study at I" = 80T
,
comprising 140 house lots and approximately 2 miles of streets.
It is planned that all lots would be serviced by the sewer
in Maple Street. The owner plans to do the road construction
and grading work, in conjunction with another operator who would
construct the foundations and houses.
The Board made the following suggestions, which appeared
to be favorably received;
a.) Eliminate the through -way to Woburn Street by
terminating the main road with a circle.
b.) Break up the remainirig long straight stretch of
street as suggested on the plan.
Further study will be made by the engineer and owner.
Mr. William E. Selfridge appeared before the Board with
a plan of his land on North Street, near Adams Street and the
old Locke and Willard Farms. Inasmuch as no subdivision was
involved but simply the recording of 6 lots (of proper size and
frontage with the Registry of Deeds, no further action was taken
by the Board.
' School Sites
Mr. Roland B. Greeley, Chairman of the Committee on School
Sites, appeared before the Board to discuss their plans in general
and to give an indication of their report to the coming Town Meeting.
The plan for development of the High School site at the
playground area, as studied and recommended for some years,
contemplates the purchase of 14 Ryder acres and 82' Mulliken
acres. The Board felt the desirability of a protective strip
for proper control and landscaping on the south side of the
proposed entrance road from Waltham Street, which borders the
site. If additional land is not purchased for this purpose, it
was suggested the street be changed to a private driveway (with
no access to it) which would not be a public way. The Board in
general seemed to incline toward the purchase of additional land,
inasmuch as such a tremendous project is at stake.
Concerning sites for grade schools, Mr. Greeley indicated
his committee favored the Aldrich property rather than the Jean
Road site (as recommended in the Nichols report) as the better
location for a new Hancock School. The Planning Board was not in
a position to weighi:all the problems concerned, but will not
gWce a the recommendations of the School Sites committee.
There was also discussion of Blakels Meadow and the Grant
Street site, near Bowserts.
Farking Area Report '
The Board approved the joint report to be circulated
before Town Meeting, an. the proposed parking area and street.
The meeting adjourned at 11:20 p.m.
In order to complete new and unfinished business the
next meeting will be held Tuesday, February 26, at 8:00 p.m.
