' MAY 13, 1940.
A regular meeting of the Planning Board was held
in the Town Office Building, Monday, May 13 at 7:30 P.M.
All members were present except Mr. Ellis and Mr.
Nickerson.
The minutes of the previous meeting were accepted as
received.
Mr. H. A. Conant, of Lincoln Street, appeared before
the Board for consideration of a re -plotting of a parcel of
land owned by him at Fair Oaks (McIntosh plan), being lots Conant
on Wachusett Drive at Waltham Street, including a street land
extension. The Board advised that any change in the size of
the lots is actually a re -plotting, and would not be acceptable
unless they then conformed to the present minimum single lot
area requirement. A proposed 20 foot (wdie) street extension
terminating in a dead end at a foot -path to.Waltham Street
would not be approved, in this Board's opinion.
Mr. H. P. Symons appeared before the Board, with Mr.
Coffey (C.E.), to present a proposed layout. for a short 50
'
foot wide road off Concord Ave., between Waltham and
Blossom Streets, said road to follow an existing right
of way, terminating in a 100 foot diameter circle, the owner
of the property proposing to build on a lot at this point.

indicated that the road could be extended through to open
off
up the larger area in a manner which conforms to the plan,

and is a reasonable first link in the future development of
Ave.
this property. While the Board would like to see the entire
layout of the area, the proposal conforms so far as it goes,
and the Board gives approval with the understanding that the
turn -around is a temporary measure, to disappear as such
when the road should make a complete circuit.

The Board reviewed Mr. Barnes' lot layout and topo
map of land considered at a previous meeting (bounded by Proposed
Concord Turnpike, Spring Street, Old Shade St., Valleyfield layout.
Road and Grassland Street). The proposed roads followed,
as closely as practical, the Board's scheme of development,
with recreational area left open for the subdivision. The
Board found the general street layout to be adceptable, but
would prefer on the plateau a more interesting, less
standardized, street plan. Also, the Board is not favorably
inclined to lot subdivisions that provide no place for
building a house at less than a 15% or 20% grade.
The Clerk was instructed to write Mr. F. K. Johnson
Parking of the Chamber of Commerce, stating this Board's desire I Study to continue the conferences with the Chamber's -committee
on the parking area in the center.
Next meeting, May 27th, at 7:30 P.M.
The meeting adjourned at 10:18 P.M.
