HomeMy WebLinkAbout1937-07-29PLANNING BOARD MEETING July 29, 1937 Present:- Messrs. Ellis Greeley., Kraetzer, Nickerson and Kimball. Acting upon request of the Board of Survey, considera- tion was given to a petition for a street layout under the Board of Survey Act, starting on the northerly side of Marrett Road(near the Spring Street intersection) and extending 300 feet in a general northerly direction. The petition called for a dead end street and Town Engineer Cosgrove submitted a suggested layout for a 50 foot street commencing at the same point but continuing to Outlook Drive with Outlook Drive extended to Marrett Road. The proposed intersection of Outlook Drive and Marrett Road falls on a straightaway at some distance from the curve and is satisfactory to the Board, but the intersection of the proposed street, falling almost at the curve, is considered to create a dangerous traffic hazard. After spending some time on the ground, a further re- vision was suggested, under which the proposed street would start from Downing Road a few hundred feet north of Marrett Road and continue to Outlook Drive, This would obviate any dangerous intersections and would open up a considerable amount of what is now back land entirely suitable for build- ' ing purposes. It was voted to invite the several land owners in the whole neighborhood to meet with the Board on Friday.. August 6, 1937, at 7:30 P. M. to discuss the whole situation. Redrafting of the Zoning Map developes a discrepancy between the old map and the description in Section 3.b of the C.1 District at the "Carbarn" property. Consultation with Por. Duffy leads the Board to believe that the map represents the area finally agreed and that the description was not clarified. In order to have the reprinted By -Law and Map in accord, it was voted to bring an amendment before the September Town. Meeting rewording Section 3, C.1 Districts, paragraph 11 to conform with the 1924 map. There is some ambiguity under R.2 Districts, paragraph S. regarding the outer limit in Grant Street but as the map is fairly clear, the zone is considered to extend one lot beyond Street and the new map will be so drawn. Discussion of lot areas and frontages centered around the expediency of advancing the problem by (1) increasing the minimum regulations to, say, around 85 feet or to 100 feet applicable throughout the whole Town; or (2) whether to select unplatted areas and lay down varying areas such as 10,000 and 15,000 square feet, depending upon the terrain Board of Survey Road - Donald Zoning By.
