P;r. Ferguson was elected Chairman -pro -tem.
Mr. Currier explained his plans for rebuilding and relocat-
ing his lunch room building situated at the corner of Woburn
and. Lowell Streets. Although now located in a business zone,
he proposes to construct a building some fifty feet long,
similar in design to the Johnson restaurants and wishes to set
it back around 90 feet from'loburn Street. Since the C.1 zone
is 100 feet deep, it is necessary to enlarge the present 0.1
zone to permit carrying out the plans. In addition to the
lunch room there are also four gasoline pumps and a small build-
ing located near the front line intersection. I,ir. Currier
hopes later to ma -';e some changes in the pumps and to erect a
small station with a lubritorium. He has no connection with
the "pony field" but hopes that eventually this will be dis-
continued or at least pushed further back on the lot.
:Vhile changes have been made to provide for parking, the
set back desired would_ offer opportunity for increased business.
' The Planning Board is of the opinion that business enter-
prises located at intersections in outlying areas tend to in-
crease traffic hazards to a much greater degree than when
situated. in the center of a town. It is expected that Lowell
Street will be widened to at least eighty feet in the fairly
near future a -cd while the Circumferential Highway will remove
a considerable amount of the traffic now using Woburn Street, Currier
there is no doubt that this intersection should be provided Petition
with as clear vision as possible.
While this is one of six similar locations, and any
treatment afforded here should be fundamentally applicable at
the other points, the fact that it is on what will be a trunk
highway requires somewhat special consideration. There is no
doubt however, that any restrictions should be equally applied
at all four corners.
Four suggestions to accomplish the desired safety were
made:-

1. The lines of a traffic circle with an exterior radius
of 120 feet should be laid down and the private property with-
in such circle deeded to the Town.
2. Ivr. Currier & Irir. Id_unroe enter into agreement with the
Town binding themselves not to erect buildings within a radius
of 120 feet from the intersection of the center lines of Woburn
and. Lowell Streets.
3. That the setback be increased from the present 20 feet.
' 4. That the corners be cut back.
Mr. Stone expressed the opinion that the first suggestion
was satisfactory and Mr. Munroe said that he was willing to
deed the property but did not know how his sister would react. '
It was pointed out that such a circle would out off
the front yard of the house on the south east corner. Since
no actual work will be done at present on a traffic circle,
it was felt that this feature could be worked out by agree-
ment.
It waw generally agreed that in the event of adopting
the circle layout that the dimensions of the C.1 zone should
start at the outer circumference and that the exterior lines
should be perpendicular to the street lines.
Mr. Stone was provided with the notes and forms for
amendment petitions and was to arrange for a meeting of a
representative from his office, Mr. Wrightington and Mr.
Greeley. to be assured that no misunderstanding existed on
the various points.
The meeting was adjourned at 10:30 P. M,
