HomeMy WebLinkAbout2017-05-18-LEXHAB-min.rev (corrected date) MINUTES Minutes of the meeting held at the offices of LexHAB at 1620 Massachusetts Avenue in Lexington on May 18, 2017 There were present at the meeting the Chairman Bill Kennedy,Vice-chairman, Bob Burbidge, Gerry Howell, Bill Hays, Lester Savage, Martha Wood ,and Henry Liu,Also present were Pat Nelson, LexHAB counsel, and Bob Pressman and Suzie Barry Selectman Liaison. Not Present Bob Phelan and Donna Leary The chairman presided. The meeting opened at 7:06 a.m. 1. Minutes The minutes for the meeting on April 2016 were approved as presented 2. Financials Gerry Howell presented the financial reports, calling to the attention of the Board to the profit and loss statement. Gerry pointed out line items such as cash, bad debt, etc. He went on to discuss the extraordinary expenses, pointing out the rehab expenses on 2 of our units. There was a motion made and seconded to transfer funds from MMDT to pay Fairview invoices .All in favor and the motion passed. 3. Busa Farm A. Linda Moody is scheduled to drop off the application to Patricia Nelson,there were 7-8 issues that needed to be amended, and it's almost done.The application will be ready for the Selectman's meeting scheduled for June 5th B. RFQ'S have been presented to Jeffrey Driscoll and we are waiting to send them out, in the meantime we are continuing with the process to hire an architect. Also mention was made that the Lexington Housing Authority recently used the public bidding process. We will get input from them on construction costs. Discussions were had about emailing neighbors of Busa letting them know about the progress. 4. Fairview A. Rehab of existing house is progressing, back deck,wiring, counter tops, bathroom finishes are some of the work being done. -Occupancy permit for units land 3 is coming,the ADA unit almost done. Solar panels in place, have the electrical permit. Landscape design plans are in place and we will use Minuteman Tech to do the work. Town parking will not be on Hartwell Ave, but on Haywood. 5. Wright Farm Waiting for the Hazardous material inspection report, lead inspection done,we would like to use the minuteman kids for the rehab. Liz Rust will do an application for Wright Farm and Keeler Farm. 6. Keeler Farm A. We own it. We are waiting for approval from DHCD, and the home funds documents are different from DHCD but are complete.The main difference is the income eligibility level.There is at 50%which is different from ours. Waiting to get HUD approval and have the home added to the SHI list. 7. Selectman's Goal Setting This is due in June, please note that we need more affordable housing, and income limits concerns 8. Other Matters 9. Next Meeting The next meeting of the LexHAB Board,will be held at the LexHAB offices at 1620 Massachusetts Avenue in Lexington at 7 a.m. on June 22, 2017 10. Executive Session The chairman then proposed that the Board go into executive session to consider tenant matters, stating that consideration of same in open session could have a detrimental effect on the negotiating position of a semi-public body, namely LexHAB, And might also affect adversely the privacy rights of tenants and that the Board not return open session at the end except to adjourn.
