The Board of Appeals held a regular meeting in the Selectmen's Meeting Room.

Public hearings were held on the following petitions.
2 Berwick Road, L. Beeson - variance to maintain existing structure as located with
insufficient area and setbacks.
10 Pleasant St., Wilson Farms Inc. - renew special permits for roadside stand and
seasonal sale of Christmas trees and greens.
40 Vaille Avenue, James A. Bruce - variance of dimensional controls in order to build
a house on a lot created by the division of one lot into two lots by the Board of
Appeals in 1976. The house will have a setback of 15 feet instead of the required
30 feet. Petitioner has a purchase and sale agreement to purchase the land.
5 Essex St., Thomas P. and Barbara H. Naughton - variance to maintain existing dwell-
ing as located with a side yard of 11.53 ft. and a front yard setback of 19_9 ft.
Decisions filed with the Town Clerk.
2 Berwick Rd. - granted unanimously.
10 Pleasant St. - granted unanimously with conditions (expires 3/1/82).
40 Vaille Ave. - withdrawn by Petitioner.
5 Essex St. - granted unanimously.
Other business:
-Discussion of a proposed Ch. 40A Zoning Change being proposed to the State Legis-
lature by Charles Downe (Mass. Federation of Planning Boards official). If the proposed
change passed�Boards of Appeals could grant special permits instead of variances for
certain violations of dimensional controls discovered when property was changing hands.
No action was taken by the Board.
-Use Variances, accessory apartments, buffer zones between commercial and
residential districts were discussed. No official action was taken.
The meeting adjourned at 11:42 p.m.
