' The Board of Appeals held a regular meeting on Thursday, January 22, 1976 at
7:30 P.M. in the Selectmen's Meeting Room of the Town Office Building. Present
were: Chairman Donald E. Nickerson, Vice Chairman George P. Wadsworth; members:
Ruth Morey and Woodruff M. Brodhead; and associate member Natalie H. Riffin. Also
present were a representative of the League of Women Voters, a reporter and an
officer of the Lexington Minute -Man, and a room full of interested people.
Public hearings were held on the following petitions, notices having been
mailed to the proper people and advertised in the newspaper as required by law:
Michael Colangelo and Josephine Colangelo requested to vary the provisions of
Section 27 to permit a front yard of 75 feet instead of the 100 feet (building in a
CH zone); and a special permit to allow light manufacturing and assembly as an
accessory use to the principal business of the tenant; all for the property located
at Lot 2 Hartwell Avenue (later described as 14 Hartwell).
Ong Ong, Inc., Robin Y. P. Ong, President, requested a special permit under Section
25.69 of the Lexington zoning by-law, pursuant to Section 12.2, to operate a restau-
rant at 21-23-25 Depot Square, in the Giroux Building, Stores numbered 15, 14, 13.
The applicants have an option on this space with Minute Man Park Realty Trust,
Ernest A. & Chadwick A. Giroux, Trustees, for the period required to obtain the
special permit herein requested.
Michael D. Saunders and Ruth A. Saunders requested to vary the provisions of Sec-
tion 27 by subdividing a parcel of land at 72 Hillcrest Avenue, which now has a
frontage of 150 feet, into two lots. One lot would have 100 feet frontage and the
other would have 50 feet frontage to which would be added an additional lot of 30
feet giving this particular lot a frontage of 80 feet.
Kerrie Realty Trust, Theodore L. Freeman Trustee, requested a special permit pursuant
to Section 33 for subdivision of certain land on Concord Avenue owned by Kerrie
Realty Trust (see Town of Lexington Property Map 5, Lot 22) shown on Plan of Land
in Lexington, Mass., dated Nov. 19, 1975, by R. D. Nelson, Civil Engineer, plan
entitled Preliminary Subdivision Plan -Minuteman Ridge II, containing 12.32 acres.
The Board made the following decisions, all in open meeting with spectators
remaining to hear the verdicts.
Colangelo - granted unanimously.
Ong Ong, Inc. - decision postponed (adjourned meeting Thurs., January 29 at 4 p.m.
in Room G15.
Saunders - denied (2 in favor of granting, R. Morey and W. Brodhead; 3 in opposition,
D. Nickerson, G. Wadsworth and N. Riffin) See Sec. 26.
Kerrie Realty Trust - granted subject to certain conditions.

file in the Board of Appeals' office. The meeting adjourned at 12:05 a.m. to
January 29 at 4 p.m. in Room G15. Notice of the adjourned meeting was posted with
