Minutes of the meeting of November 25, 1981
Present Jim Crain (chair) , Lilliam MacArthur, Anna Currin, Laura Fisher, Hayg
Boyadjian, Frank Feury, Larry Keirnan, also Bea Phear
The meeting was called to order at 8 00 pm
Bea reported to the Committee that 27 letters of interest had been received 13 of
them had no use specified, 10 were for housing, and 4 "other"
Jim reminded the Committee that the Selectmen had mentioned educational use as one
of their priorities, and asked whether the Committee wanted to seriously consider
housing proposals Frank felt that a housing proposal would have tough sledding
Anna asked is we had to come to a decision this year Frank was concerned about
the time factor in the process if we're obligated to reserve an Article on the
Warrant by December 30 Jim said that we only need to decide if we want an
Article, not necessarily the specific proposal Also, if we delay another year,
we may loose a good tenant
There was discussion of multiple occupancy, since the hearing clinic only wants 600
square feet. It was decided to draw up a list of issues no multiple occupancy,
no substantial added traffic, access to recreation land, no further parking area,
no dramatic change in playground area, no change in external appearance
There was a question regarding the number of existing parking spaces Bob Bowyer's
old memo cites 30 Bob Pressman counted 48 one Sunday; Pat Brandes said there were
16 on one side, ten on the other, and more in back It was decided that Lillian
and Bea, working with the Planning Department, would determine the correct number
Frank asked if we wanted to specify ten year leases, to avoid short term or "at will"
arrangements It was decided a minimum of 5 and a maximum of 10 would be required
Pat Brandes mentioned other towns (Needham, Concord, and Newton) had longer leases
Jim felt we should follow Counsel's advice
A time table was determined, with a developer's kit being available on December 11,
tours on December 11 and 12, and a first proposal due on December 28 Bea and Jim
will put together an update of the Developer's Kit
The next meetings were set for December 16 and 29
The meeting was adjourned at 9 10 pm
Respectfully Submitted,
