Committee Je recommend to the Town of Lexington, the sale of the present Town Hall property and the erection on the land corner. of Massachusetts Avenue and Vine Brook of a Town Office Building of sufficient size to mtyt the needs of the Town for the next fifteen or t 'enty years, so planned that it can be easily enlarged whenever the Town requires additional facilities. ;Ye have had prepared for us by J.D.Brovm and Kilhem, Hopkins & Greeley, Associate Architects, two sets of sketches illustrating a three story building covering approximate four thousand square feet, and having a cubic content of 160,000 to 180,000 cubic feet Such a building would have a net floor area of approximately 7500 square feet and would provide adequate office facilities until the present requirements are doubled. We believe, from the estimates which we have seeur.ed, that such a building could be erected at a cost of from '685,000 to `' 90,000 Additional furniture and fixtures might cost a further sum of '65,000 so that the whole project would be completed ready for use for less than 00,O00. We suggest that before the Tovrn enters into any agreement to sell the present Town Hall property that it authorize this Committee, or appoint a new Committee and authorize than to have working plans and specifications prepared for the proposed office buildinb and secure fine bids on the same so that the Town miy proceed on the basis of actual rather than on an estimated cost. If the estimates Ithich we have secured are verified by the bids received, we recommend that the Town proceed to ell the present Town Hall property subject to a lease of the property for a term of one year, or longer, so that they may continue to occupy the present Town Hall until the new office building is completed. We recommend that an appropriation of ;',3500 be made for the expenses of such a Conunittee, since approximately 3,000 will be required in securing plans and specifications leaving %500. for other expenses of the Committee. If the proceedure suggested is followed, the project can be financed by short term notes subject to call and payment by the Town as soon as proceeds of the sale of the present Town Hall are received; the balance required for the difference between the proceeds of the sale of the present Town Hall and the cost of the new Office Building to be financed at that time by a bond issue We believe it will be Dossible to sell the present Town Hall property for not less and probably for more than y60,000. flBB 1
