HomeMy WebLinkAbout1993-02-09-DAC-min.pdf DESIGN ADVISORY COMMITTEE MEETING FEBRUARY 9, 1993 PRESENT JOHN FREY, CHAIRMAN, BETSY WHITMAN, RICK BECHTEL, DON OLSEN, BARBARA HULSIZER, KERRY BRANDIN, PEG REED, STEVEN HURLEY 1 "Lexington Ridge" on Waltham Street: Bob Stockard ( previous developer ) Stockard and Engler, Inc. Bryce Blair ( present developer ) Trammell Crow, Zeon Martin ( architect ) Niles Bolton Assoc., Tim Jordan ( landscape architect ) Hank & Jordan. Indicated they were seeking ZBA approval for similar development proposal presented three years ago. Bryce Blair explained the project consists of same number of rental resident units and circulation as previous scheme. Bryce also highlighted changes from previous scheme, increasing number of parking spaces from 320 to 365, decrease of residential building 10 to 7, addition of garages and carports due to market demands. Setbacks same as previous scheme. Bryce indicated proposed materials shall be dark gray charcoal fiberglass roof shingles, with light gray vinyl siding with white window/and trim. " Clubhouse " shall have " green roof fiberglass roof shingles" Committee requested developer to consider sensitivity impact in use of color i.e. other than gray siding and green roof on clubhouse. To be thoughtful of clubhouse i.e. massing, fenestration and landscape designy Since this structure will be visible from Waltham Street and have major visual impact of the overall project. The developer agreed to add additional street trees per DAC recommendations, and implement a landscape screen in front of the ' Clubhouse ' from Waltham Street 2. "Mobil Station", 277 Bedford Street. Michael Pears ( Attorney ), Jack O'Leary ( site engineer ) Gale Engineering. Michael indicated canopy dimensions have been reduced from 36' x 50' to 30' x 50' Signage will not be increased from present. Concrete side walks will replace existing bit. concrete to add definition around perimeter of site /street intersection. Michael agreed to the following recommendation by the Committee as follows: Increase all calipers of trees from 1-1/2" to min. of 3-1/2" cal., replace crabapple trees with king maples. Delete all PJM rhododendrums. Replace with low evergreen juniper on Bedford Street planting bed. To work with DPW and state to plant king maple on Bedford Street. 3. "Emery Park" Don Olson presented conceptual overlay sketches indicating existing/ proposed alternatives with focus around perimeter of Emery Park , i.e. relationship to Depositors Trust Building. Next steps - Don, John, Steven to meet with Depositors Trust to review conceptual sketches for their input /suggestions. Steven to follow-up with town regarding Mariam Street parking lot survey, traffic /parking study. Don to meet with Lance to review and discuss traffic circulation i.e. two way Eddison Way. 4 "Lexington Common" Lowell Street. Peter Kelly ( developer ), Gary Larson ( Landscape Architect ). Peter /Gary presented updated exterior rendering and site plan that they will present to Town Meeting. Committee had the following additional suggestions: Add additional shade trees throughout project Peter /Gary and Committee applauded process of design review. Peter requested a member of the Committee to be present during presentation to town meeting. 5. "Lexington Culture and Visitor Collaborative" requested representation from DAC to be part of LCVC Committee. Requested additional information from LCVC i.e. objective, commitment, DAC names, etc. Suggested Jan Spealman attend next meeting. Next DAC meeting: Tuesday, March 9, 1993 @ 8:00 P.M., Room 111
