HomeMy WebLinkAbout1995-03-24-BFC-min.pdf TOWN OF LEXINGTON AD HOC BUILDING FINANCE COMMITTEE Minutes of Meeting March 24 1995 in Conference Room, School Administra- tion Building, as approved March 31, 1995 The meeting was called to order by Chairman Kelley at 8 15 a m with all committee members except Moore present Also attending were Town Engineer Fields and Director of School Building Operation Moynihan Minutes of March 17 1995 were VOTED approved as amended Further comment on CEC report FY96 is the worst year for debt service expenditure Jenkins said the CEC does not talk of the BFC as infring- ing on their territory but as an aid Comments on Chairman's Draft Report to Town Meeting Report of visits to buildings should be incorporated Chairman will send a new draft out with the minutes for committee to work on next week Cary Memorial Building visit of last week drew comments on the basic good condition of the building and even the roof Committee recommended that about $2 ,000 would be needed to keep the roof in good repair, but the maintenance budget allows for only $1 ,000 for this purpose Jenkins suggested an annual program encompassing all slate roofs and possible use of heat cables Need for repointing of the masonry parapet was seen especially on the roof tour Also needed would be an ice guard, as ice lets go massively from long stretches of the roof There are many good meeting rooms , all but those on the first floor having problems with accessibility For full use of the building the "primitive" stage lighting and facilities and electrical service must be updated In addition, an elevator would be needed The front steps seepage needs addressing However, this project has been pushed out of year one programs The room under the front steps is unusable and needs a ventilating system The men's room in the same area is in "tough shape" Noted that there is an unusable duct system in the building for purpose unknown and that the sprinkler system heads are above the ceiling An ADA upgrading would be needed to make all floors and meeting rooms fully accessible and for full usage of the building's potential , the stage would need updating The committee wondered if Cary Building' s capital needs could be addressed by a private capital campaign specifically for these projects The secretary agreed to research the status of the trustees under the wills of the Cary sisters, who donated the building to the town Harrington School capital project has been trimmed to $350 ,000 in Article 17 The work will be done in the summer of 1996 This coming summer the schools will see the improvements voted in the 1994 Town Meeting - completion of Hastings , high school boilers and football field bleachers and sound-proofing in the music area Adjourned at 9 15 to a tour of the Harrington School today and until the next meeting at 8 a m Friday, March 31 at Cary Memorial Library Respectfully submitted, tca. �` �1.4K_ Erna S Greene, Secretary
