HomeMy WebLinkAbout2017-07-27-LEXHAB-minMINUTES Minutes of the meeting held at the offices of LexHAB at 1620 Massachusetts Avenue in Lexington on July 27, 2017 There were present at the meeting the Chairman Bill Kennedy, Vice-chairman, Bob Burbidge, Gerry Howell, Bill Hays, Lester Savage, Martha Wood , Donna Leary, Bob Phelan and Henry Liu, Also present were Pat Nelson, LexHAB counsel, and Bob Pressman and Suzie Barry Selectman Liaison. Aaron Henry joined the meeting as well The chairman presided. The meeting opened at 7:06 a.m. 1. Minutes The minutes for the meeting on June 2017 were approved as presented with a change to the time of the open house at Fairview from 5:30 to 5:00 pm 2. Financials Gerry Howell presented the financial reports, calling to the attention of the Board to the profit and loss statement. Gerry stated that when looking at the previous year's comparisons we are looking very good. Income is up, and repairs and maintenance are pretty much the same as this time last year. There was a motion made and seconded to transfer funds from MMDT to pay Fairview invoices.All in favor and the motion passed. 3. Busa Farm A. several board members met at the Busa property with Linda Moody to do a walkthrough of the project. B. RFQ'S bids are due back to LexHAB by July 28t". We will compile the ones we get and set a time frame for responding. Also mention was made that we may need to set up a task force to review the bids. Discussions were had about meeting with Jeffrey Driscoll to review the bids received. 4. Fairview A. Rehab of existing house is progressing, new drain system installed, interior painting the first coat is done, decking is almost complete, landscaping is being done at this time. New House trim work and exterior work are almost complete, and work on the pavement is almost complete. We have an issue with run off from substantial rain which is being addressed Discussions about construction cost verses estimates were had, and we are happy with the final numbers. Grand opening will be at 5:00 pm on July 27t". We will serve cookies and lemonade. 5. Wright Farm There will be a meeting today to discuss lot design. A few board members did a walkthrough of the property and rehab estimates are around $240,000.00. We would like to move quickly on this so the Tech kids can start once they are back to school in September. 6. Keeler Farm A. Waiting for a response from DHCD 7. Task Force The new software install has begun, we hope to be up and running in a few months. Aaron Henry spoke about hiring new personnel to oversee compliance to 40 B units and project management. 8. Other Matters None at this time 9. Next Meeting The next meeting of the LexHAB Board, will be held at the LexHAB offices at 1620 Massachusetts Avenue in Lexington at 7:OOam on August 23rd 10. Executive Session The chairman then proposed that the Board go into executive session to consider tenant matters, stating that consideration of same in open session could have a detrimental effect on the negotiating position of a semi-public body, namely LexHAB, And might also affect adversely the privacy rights of tenants and that the Board not return open session at the end except to adjourn.
