PERMANENT BUILDING COMMITTEE
Minutes of Tuesday ,January 29 2007 meeting in the Construction Trailer on the high school
grounds, as approved November 12, 2002.
The meeting was called to order at 7:07 p.m. by Chairman Kelley with other PBC members
Himmel, Poinelli and Touart present. Also attending for all or part of the meeting were Project
Manager/Owner's Representative Bill Kealy,Director of School Facility Management John
Moynihan and HMFH representatives Philip Lewis and Gabe Petino, as well as School
Committee member Anthony Close and architect Todd Lee of TLCR.
Materials distributed included Change Order request No. 18 from Peabody for work at the high
school that was passed out for inspection and then collected and the following:

Change Order#18 for the high school was introduced by Gabe Petino. Included in this were
caulking between the new entry canopy and the brick exterior, cutting of a wall/column angle
due to conditions found in demolition but not shown in available plans, insertion of a dry wall
soffit to hide duct work and some lighting and ceiling changes due to the duct work, removal of
an old chase wall found behind case work and installation of an extra unplanned-for unit
ventilator in the vestibule, temporary railings that had to be installed in the field house for safety
a concrete block wall for bleachers in the gymnasium, installation of a sill not existing,
abatement of birds found in the field house ceiling structure and abatement of asbestos problems
found in the back side curtain wall. Committee members asked if there were more problems of
this sort in the gym. Motion to approve this Change Order for$28,086 by Poinelli and seconded
by Touart VOTED approved.
Other progress at the high school reported included the rooms in science (G) building that do not
require gas that will be turned over to Peabody in early February and the locker rooms shown on
phasing plan as stages 4A and 4C that will be turned over to the contractor on April 15
Clarke Middle School is just about done. Padding on steps is to be done with funding from
school sources.
Diamond Middle School work needs more tweaking, and more acoustic work remains, it was
reported.
Can Library elevator problems have been encountered. The first bidder could not obtain a bond
and the second bidder is not qualified to work on the named brands of elevators. It appears that a
Canton brand elevator will be OK.

High School elevator scope misunderstanding may be solved by doing work only on thc elevator
in G Building. In that building the machine room base area may or may not be sufficient. Gabe
will measure the area more carefully to see if it will work, The subcontractor involved will be
asked to report back to the committee in two weeks.
Fiske and Harrington Schools nlans were discussed with School Committee member Close and
architect Todd Lee to ascertain scope of work and cost so that an override or debt exclusion
proposal can be formed. The schools have increased in size since first discussed. Fiske will be
72,000 square feet at a cost of$173 per s.f. It would qualify for a 50 percent state
reimbursement plus five percent. Harrington plans have also expanded due to the inclusion of
space for 40 students in the early special education program. That school will be 78,000 square
feet, up from the previously proposed 69,000 s.f.
Plans for the schools were displayed. There will be only one swing school at Harrington,
stretching out the elementary building program by more than one year. The proposed new
Harrington has been flipped so that the early education center will be close to the corner of the
property A half soccer field will be lost and there will have to be other fields moved around.
Changes in the configuration of fields were planned by the Recreation Committee anyway
In a discussion of roofs, it was noted that membrane roofs can flat or almost flat and be
successful.
Fiske traffic and parking will be mostly from the Adams Street side; two buses will be via
Adams and one via Colony Road. Many of the Fiske halls will have sky lights. On February 12
at 7 p.m. the architects and School Committee will be meeting with the Design Advisory
Committee. Heating for thc new elementary schools will be hot water radiant with air handling
in one heat exchange system using 100 percent outside air Air conditioning could be made
available for both schools. Just two schools are to be proposed at an estimated cost of$32
million.
Meeting ended at 10:00 p.m. until Wednesday, February 13, 2002 at 7 p.m.
