PERMANENT BUILDING COMMITTEE
Minutes of Tuesday Auaust 19 1997 Meetina in Room 111 , Town Office
Building, as approved November 4, 1997
The meeting was called to order at 7 37 p m by Chairman Bruckman with
other committee members Johnson, Kelley, and Touart present Also
attending were School Committee Chairman Peltz and HMFH representatives
architects Dorthea Hayes, Philip Lewis, Deborah Collins , Jayshri Patel
and Arthur Duffy, as well as Peter Bradley of Daedalus estimators
Schematic cost estimates for Estabrook, Clarke and Diamond have just
arrived at HMFH and a quick analysis concludes that in general cost
estimates are running about 20 percent higher than costs in the Master
Plan The overrun was described as worst at Estabrook (a difference of
$2 million) There and at most schools the greatest difference is in
the cost of site work
Lewis quickly listed places where savings could be wrested from the
estimate for Estabrook Use of sod could be eliminated, with hydro-
seeding substituted The parking lot does not have to be changed Old
curbing could be reused About a quarter of a million dollars could be
saved on site work alone ADA regulations require the play area to be
wheelchair accessible; therefore a special surface or product will be
required
Inside the school more savings could be attained by not demolishing the
concrete steps and relocating the library, not replacing the gym floor,
eliminating structural glazed tile, cutting down on acoustic tile
ceilings and surfacing, omitting case work Counting these about $1
million could be cut from the cost, but there is still $1 million to go
The cost estimate does not include widening the entry drive
Clarke cost would be $9 3 million Estimates for the addition came in
about $100 ,000 more than indicated in the Master Plan Replacing the
windows is not a major expense Replacement of the gym lockers is now
planned More work will have to be done to find more possible cuts
Diamond cost differences lie mostly in renovations, as the addition is
only slightly larger than that in the Master Plan
High School spread sheets were explained by Arthur Duffy At the field
house the foundation and an uninsulated wall were exposed when the earth
surrounding the building was removed The window strip atop that wall
is in bad shape, as are the infilled skylights New acoustic tiles are
needed indoors as the old acoustic tiles are stained They would be
replaced when new lighting is installed Inside walls could be patched
and painted The floor of the track is 0 K , but the entrance would
have to be made ADA compliant
At the ABC and DEF buildings the foundation needs patching and bricks
need repointing Window replacement is recommended The roof should be
repaired only Walls could be cleaned and painted Some floor tiles
are chipping, when the lockers are removed from ABC, the area will be
carpeted Casework is planned only on the external walls between
univents Casework could be revised downward in the main building The
auditorium is in good shape, except possibly the sound system, also i

noted that the stage floor should be painted black In G and H units
the roofs as well as windows need replacement Case work could be
refinished Some ADA replacements are needed for doors The gym glass
block wall presents a problem, and the gym floor has already had its
last sanding Site and cost decisions are needed next week
All actions taken at last Thursday's (August 14) committee meeting were
VOTED reaffirmed
Meeting plans for next week The cost estimates for four elementary
schools will be discussed Tuesday night, and the high school costs on
Thursday
Committee membership has been reduced by one, as Chairman Bruckman
announced the resignation of Ted Edson
Meeting adjourned at 9 43 p m
