HomeMy WebLinkAbout1997-07-24-PBC-min.pdf TOWN OF LEXINGTON, MASSACHUSETTS PERMANENT BUILDING COMMITTEE Minutes of Thursday July 24 1997 Meeting in Room 111, Town Office Building, as approved August 19 , 1997 The meeting was called to order at 7 35 a m by Chairman Bruckman with other committee members Johnson, Kelley, Poinelli and Touart as well as Director of School Building Operation John Moynihan present HMFH representative Dorthia Hayes appeared briefly to deliver some updated information to Moynihan and the committee Moynihan reported a recent conversation with Jim Anderson of the State SBAB that failed to clarify code questions on the need to replace windows at Bridge and Bowman Chairman Bruckman's response was to do a value analysis on energy cost , maintenance and cost of replacement Agreed that it is up to the PBC to make a recommendation Moynihan has scheduled a meeting with the Director of the Inspectional Department Steven Frederickson and Superintendent Young on Tuesday morning, July 29 at 9 30 a m Other replacement needs Many window panes do need replacement, since Lexan was used extensively in the last two decades In addition, the colored pan-els in the gymnasiums will be replaced (they are uninsulated enameled metal panels) Moynihan pointed out that at Estabrook there are 170 operable windows , of which only 30 actually work Soffits are an example where replacement may very well be decided by initial cost difference rather than maintenance considerations Moynihan also noted that the roof at Bowman is now 13 years old but will be about 20 years old, time for replacement , by the time of scheduled construction He would recommend conversion to gas heating where possible Sewer mains lie on several school sites and beneath both Estabrook and Diamond These have not been indicated on site plans yet, but they should be known and shown in planning for renovations and additions Plans for next week's meetings were reviewed Monday evening at Estabrook School with the Selectmen The meeting is scheduled for 7 30 p m Chairman asked PBC members to arrive at 7 00 to confer on the proposed presentation At the meeting school staff and committee will be principal spokespersons Plan is for brief introduc- tory remarks followed by a tour of the building, then more talk, with the total presentation time not to exceed 45 minutes Then there will be a question period The spreadsheets show specifics of needed maintenance "just to fix it ," at the school , to bring it up to standard If renovation and construc- tion take place, it is likely that all vinyl asbestos floor tiles should be replaced with VCT flooring and/or carpeting, which must be of high quality The next step will be to add renovation plus new construction/additions The spreadsheets will be gone through again incorporating more to be done to accommodate burgeoning school populations PBC Minutes of 7/24/97 - Page 2 Tuesday evening July 29 the committee will receive the recommendations of the committee who interviewed the candidates for project manager and possibly select an appointee Also site plans will be reviewed Thursday mornina July 31 meeting may continue working with site plans as well as on analyses of building details Meeting adjourned at 9 05 a m Respectfully submitted, Erna S Greene, Secretary
