HomeMy WebLinkAbout1987-06-11-PBC-min.pdf TOWN OF LEXINGTON MASSACHUSETTS PERMANENT BUILDING COMMITTEE Minutes of June 11 1987 committee meeting in Room 6-15, Town Office Building as aproved July 9, 1987 The meeting was called to order by Acting Chairman Edson at 7 35 p m with other committee members Scanlon, Smith and Touart present, as well as Assistant to Town Manager Susan Adler, School Committee member Wik Selectmen/liaison McSweeney consultants Aitchison and Rowlands of Chartwell and staff Maclnnes and Coscia Minutes of April 9 1987 were approved as amended Minutes of May 14 1987 were approved as amended Minutes of May 28. 1987 were approved as amended Progress Report No 8 told that all schools will be underway by June 22 or earlier Only minor work will be done at Fiske at this time Maclnnes questioned the timing of work on the ramps at Fiske noting that they are adjacent to the library scheduled for ne. t year He also emphasized need for the teachers to know the work schedule so that they can have their areas packed up He is getting a large number of cardboard bores to the schools to facilitate the operation Roofing at Bowman is virtually complete A staff conference on the interior work is scheduled there tomorrow. Shop drawings for work at Estabrook are well underway Window design has been changed back to an anodized aluminum style matching the existing because this type can be obtained more quickly Some hardware may be slow to come, temporary equipment may have to be installed in order to be ready for fall opening A bidding protest on package No. 2 was lodged by J P Construc- tion and a hearing on this may be held on Monday June 15. However, Town Counsel has notified the Department of Labor and Tndustries that the case for protest is weak and has requested an earlier ruling. Roofing Projects underway include Clarke nearly complete and the High School field house Concern expressed that Morello had left ladders overnight at the field house nearby and had placed a dumpster adjacent to the building The latter was especially worrisome since the press bo; at the football field went up in flames The roofing contractor has $5 million insurance Maclnnes commented that the braces in the old skylight areas appear to be installed in an inconsistent manner although pre- sumably they are structurally sound and will eventually be masked by a coat of paint Concern expressed that the Briggs people sent to supervise the Clarke roofing job appear quite young PBC Minutes 4/11/87 p 2 Financial Report changes include addition of asbestos work The total construction estimate has risen from $8 830 )00 (by :LO) to $9,314,000 Noted that money for the gym floor has been taken out and therefore the budget is only about $13,000 off on presently contracted work at the high school Asbestos concerns'? A high school curtain that still remains and flaking sills at Clarke are to be investigated Field House Floor wood is to be removed and the rough tarred area beneath is to be excavated and smoothed The advantages and disadvantages of rubber flooring were advanced_ Replacing light bulbs above is also a necessary consideration Replacing the floor with rubber would cost about $120 000; half of this would be for beefing up the base Cost for using the same wood floor would be about $110 000 Many activities, including basketball take place on this floor Agreed that the committee/consultant should find out more about what Seaman Bratko would do for the Field House floor Concern was e; p-ressed that the floor should be of the correct material Not all rubber floors are equal The floor at the Salem High School is considered ehcellent but some others are not VOTED that Seaman Bratko should be authorized to do the floor (an alternate if the material they propose to use is OK (like Salem s) Financial Matters., A 10 percent retainage has been withheld for each roofing contractor VOTED to pay all bills on the attached Chartwell list A brief advocacy presentation on sprinklers was given by Dan McCabe who arrived shortly before His proposal had been given neither approval nor appropriation by town meeting The committee heard and received his report in writing An insurance problem for Stanley roofing was reported The contractor has asked for $5 000 so that he can obtain an extra $1 million i -surance to fulfill the town s requirement that he be insured for $2 million VOTED to accept the extra charge Clerk of the Works preference is for Manny Coscia in the town s best interest Susan Adler- said she was not happy in terms of the work load in DPW operations over the summer A meeting will be scheduled to discuss the clerk of the works functions next week after the chairman returns At Clarke School a metal vent pipe fell down due to roofing work Fortunately nobod' was in the room when it landed (Metal vent pipes are no longer legal and will have to be replaced ) P Construction contract to be signed nett week.
