HomeMy WebLinkAbout1987-03-26-PBC-min.pdf TOWN OF LEXINGTON, MASSACHUSETTS PERMANENT BUILDING COMMITTEE Minutes of March 26. 1983 committee meeting in Room 6-15 Town Office Building The meeting was called to order by presiding member Edson, with committee members J Kennedy (a little later) , Laurence and Touart present Also attending were School Committee member Wik Capital Expenditures Committee representative Spector, Selectmen/liaison McSweeney staff Maclnnes and Coscia, consultants Aitchison and Rolands of Chartwell and Town Manager Hutchinson as well as several others noted below who attended segments of discussion Bridge and Bowman Biddino Noted that originally there were thought to be five bidders. Two were invited by KLQ. Barbato did not bid becuase he was too busy at the time The bid from Carmone was deemed a fair price The drawings for the bidding went from KLO Next bid drawings will go from Chartwell Also it was recommended that fuller ads be placed in the Dodge weekly publication at a cost of about $300 Also Aitchison said Chartwell will chase contractors. The next bid package drawings will be available April 3. Maclnnes will have a copy of them. Work is now in progress on the Bowman School roof and it will take a total of five weeks, one of them spring vacation Reroofing of the High School Morello the second lowest bidder appears to be the winner (Hartford, the lowest who had withdrawn his bid due to miscalculation attempted to withdraw his withdrawal ! ) Morello will be bonded and appears to be dependable financially He has a certificate of eligibility from the state He was described as a "difficult contractor" with a sharp lawyer He is not presently certified by Sarnofil to apply their PVC roofing material , but it was noted that the specifica- tion is not proprietary i .e another equivalent product can be substituted The third bidder is Titan, at a price about $200 to $300 higher Bids for reroofing/repairs at Diamond Clarke and Harrington Stanley a good contractor is the low bidder at $368,250 base with a filed subbid of $26,250 for removal of coping at Clarke. Recommended by Aitchison that the Stanley bid be accepted including Alternate 1 roofing behind the auditorium at Diamond VOTED TAMS team of Barbara !Hanford and Jacquelyn McNicholas arrived at 8'05 p m. to review final plans for Estabrook and Fiske schools In reviewing the Estabrook drawings, committee and Maclnnes noted that room dividers should not be hinged, as they have caused trouble in the past Architects recommended replacing the windows above the tile mural in order to match the modular 1 I PBC Minutes of 3/26/87 p 2 system of windows over the renovated office area immediately adjacent Furthermore, the new windows will be doubleglazed and more energy efficient The entrances at Fiske presented problems in esthetics and use. Maclnnes pointed out that the main entrance is also used for deliveries. A handicapped ramp and door will have to be added The committee had requested that the entrance canopy be changed as part of the package; surface work in the area is an extra All ventilators in all schools will be adjusted for the changed configurations. At Fiske the system will need addition The architects noted problems in meeting code requirements for the lavatories. Committee recommended applying for a variance; if granted, plans could be cut back. In tato the plans appear to be on budget with the following possible add alternates. 1 Exterior classroom door replacement at Fiske - $11,000 2 Additional electric outlets at Fiske - $20,000 3 additional electric receptacles at Estabrook - $20,000 4 Replace rear cafeteria windows at Estabrook with double glazed units - $13 000 (this last is lowest priority) Hioh School Field House Poured Rubber Floorino for the basketball playing area was decried by visitor Tom Culhane, a member of the adult basketball league He commented that the rubber floor was hard on players and could exacerbate injuries when unprotected parts of the body slid on the floor Wood would be best he said The poured rubber floor was described by Mac Innes as suitable for multipurpose use It is actually a double sandwich structure of wood-rubber-wood-rubber Furthermore, the present wood floor even in uneven condition could be sold Repair/- reinstallation would require recessing the concrete base, to make it level with the surrounding area. More cost data promised at the next meeting Minutes of March 12 were accepted after amendments/corrections on each page Agreed to postpone next meeting to April 9, instead of April 2, at 7 30 p m.
