HomeMy WebLinkAbout2017-06-22-LEXHAB-minMINUTES Minutes of the meeting held at the offices of LexHAB at 1620 Massachusetts Avenue in Lexington on June 22, 2017 There were present at the meeting the Chairman Bill Kennedy, Vice-chairman, Gerry Howell, Bill Hays , Lester Savage, Martha Wood , Donna Leary and Henry Liu, Also present were Pat Nelson, LexHAB counsel, and Bob Pressman and Suzie Barry Selectman Liaison. Not Present Bob Phelan and Bob Burbidge The chairman presided. The meeting opened at 7:06 a.m. 1. Minutes The minutes for the meeting on May 2017 were approved as presented 2. Financials Gerry Howell presented the financial reports, calling to the attention of the Board to the profit and loss statement. Gerry pointed out line the difference in gross income and stated it's a combination of many items less repairs and maintenance. Professional services are up due to evictions, Metro west, and audits. Gerry also pointed out that cash flow is down due to the construction costs at Fairview. There was a motion made and seconded to accept the financial report as presented, and the motion passed 3. Busa Farm A. the Busa application has been filed and now we wait for a response. B. RFQ'S for construction drawings have been sent out; and we started to get some back. Also mentioned was the need to go before the Special Town Meeting in October. 4. Fairview A. Rehab of existing house is progressing, exterior deck and railings, painting started. - The paving and landscaping are being addressed, and the new building has been cleaned and is almost ready. Open house date is July 27th at 5:00 for board members and neighbors to do a walk through. 5. Wright Farm Liz Rust will meet with a few board members to gather a renovation list. This list will be a starting point for the rehab of the property. ZBA and Selectman's approval needed for the lip process. Lester did a walk through and not much has changed. LexHAB is making sure the lawn is mowed. 6. Keeler Farm A. DHCD needs to get property on the SHI list, and tenant selection will be lottery based... 7. Selectman's Goal Setting There is a need for higher income levels for affordable housing in Lexington. 8. Other Matters Discussions about the need to increase our staff as we are growing and the need for a person with expertise in this field. By hiring an expert it would reduce delays in construction, and also help with the management of our properties. There was a motion made and seconded to sign a contract for a new management software program. Motion passed. Discussion about attending the Muzzey High annual meeting were had. A few members volunteered to go on Monday June 26tH 9. Next Meeting The next meeting of the LexHAB Board, will be held at the LexHAB offices at 1620 Massachusetts Avenue in Lexington at 7 a.m. on July 27, 2017 10. Executive Session The chairman then proposed that the Board go into executive session to consider tenant matters, stating that consideration of same in open session could have a detrimental effect on the negotiating position of a semi-public body, namely LexHAB, And might also affect adversely the privacy rights of tenants and that the Board not return open session at the end except to adjourn.
