HomeMy WebLinkAbout2017-01-19-LEXHAB-minMINUTES Minutes of the meeting held at the offices of LexHAB at 1620 Massachusetts Avenue in Lexington on January 19, 2017 Those present at the meeting the Chairman Bill Kennedy by phone, Vice-chairman, Bob Burbidge, Lester Savage, Bill Hays, Henry Liu, Martha Wood and Gerry Howell. Also present were Liaison, Norm Cohen and Bob Pressman Not present was Bob Phelan and Donna Leary The chairman presided. The meeting opened at 7:06 a.m. 1. Minutes The minutes for the meeting on December 2016 were approved as presented. 2. Financials Discussions were had about revenue, profit and loss, overall were in good shape. Gerry spoke about the cost of evictions and rehabbing the units. It was suggested that we transfer funds to Eastern Bank for the purpose of paying Fairview invoices. There was a motion made and seconded to transfer $100,000.00 to Eastern bank for Fairview invoices. There was a motion made and seconded to accept the financial report. 2A. No task force meetings to report on this month. 3. Busa Farm A. We have the information to go forward with the application process. Discussions were had about sample RFQ, Linda Moody will send along a sample so we can see how to start this process. There was also mention of the process of drawing from our account with CPC for Busa bills and how these bills will be processed from the Town and the time frame to get the invoices paid. 4. Fairview 4A. Old house is rolling right along. The team is doing a nice job. Still looking at a spring completion. 4B. The New house has rough sprinklers, rough plumbing, and insulation. Eversource got electricity up and running in January. Blower test was done and sealed some spots. Finishing up electrical and plumbing so we can have an inspection done. We expect some cost over runs. 5. Wright Farm Still getting rid of soil, working on survey and plot should be subdivided in spring. Both Leary and Wright farm will require the LIP process 6. Keeler Farm Meeting today to talk about moving the project along. 7. Leary No report given at this time. 8. Muzzey Discussions were had about the new rules and regulations and their enforceability. We need to have a meeting with our tenants to discuss the new rules. Maryann to schedule date at the Lexington Community Center. 8A. Garfield Street: Mortgage discharge is coming up in March. Discussions about the restrictions and what the next step in this process will be. 9. Next Meeting The next meeting of the LexHAB Board, will be held at the LexHAB offices at 1620 Massachusetts Avenue in Lexington at 7 a.m. on February 16, 2017 10. Executive Session The chairman then proposed that the Board go into executive session to consider Real Estate matters, stating that consideration of same in open session could have a detrimental effect on the negotiating position of a semi-public body, namely LexHAB, and might also affect adversely pending litigation, negotiations of legal contracts and/ or the privacy rights of tenants and that the Board not return open session at the end except to adjourn. Meeting was adjourned at 9:00 am.
