HomeMy WebLinkAboutPlanning Board Minutes, 1994-04-13 PLANNING BOARD MINUTES MEETING OF APRIL 13, 1994 The meeting of the Lexington Planning Board held in Room G-15, Town Office Building, was called to order at 7 12 p m. by Chairman Domnitz, with members Canale, Davison, Grant, Merrill, Planning Director Bowyer, and Assistant Planner Marino present. ***************** ADMINISTRATION OF LAND DEVELOPMENT REGULATIONS ************ SUBDIVISION OF LAND 75. Dias Drive. Preliminary Subdivision Plan Mr Marino reported he had discussed the relocation of the existing catch basin on Concord Avenue with the engineering division. The applicant will be required to relocate the catch basin at his expense Mr. Marino has included language to that effect in the revised draft of the decision on the preliminary plan dated April 12, 1994 On the motion of Mrs Davison, seconded by Mr Canale, the Board voted unanimously 5-0, to 1) approve the preliminary subdivision plan, entitled "Dias Drive", dated January 18, 1994; 2) approve the decision on the preliminary subdivision plan, dated April 12, 1994, as written 76 PUBLIC HEARING. Nishan's Way. Definitive Subdivision Plan Mr Domnitz opened the hearing at 7 15 p m The applicant, John Sarkis of the JRC Group, explained that he has a development agreement with the Woburn Street Trust which owns the land. The SWA Group are the landscape architects and Lanata and Associates are the engineers l Mr. Sam Sleiman, of Lanata and Associates, gave some background on the project and described the current plans which incorporate guidance from the planning and engineering departments based on a preliminary plan. The road will be 20 feet wide within a 40 foot right of way ending in a cul de sac. Five new houses are planned and there is an existing house at 224 Woburn street He described the slope of road, catch basins and drainage system They have received a negative determination from the Conservation Commission. The developer will work with the engineering depart- ment to make sure plans are acceptable to them Mr Sleiman listed the waivers they are requesting Bill Brown, the landscape architect, emphasized the developer's intention to retain and enhance existing vegetation as much as possible, including the use of existing sugar maple trees as street trees Additional native rhododendrons will be planted along Webb Street There were questions from the Planning Board regarding the drainage and landscaping plans The size of the planned houses was also discussed A house of transitional size is proposed to be built on the small lot containing a small existing house Mr Sarkis explained that the Woburn Street Trust would like to name the street after Nishan Semonian who owned and farmed the land for 50 years. Members of the Semonian family who were present spoke in favor of the name, Nishan's Way Minutes for the Meeting of April 13, 1994 2 There were no further comments from the audience Mr Domnitz declared the hearing closed at 8 27 p m.
