The meeting convened at 8:04am Members in Attendance: Jill Hai, Chair; Richard Canale; Scott Cooper; Joyce Murphy, Richard Perry; Betsy Weiss; Wendy Manz; Staff in Attendance: Carol Kowalski; Amanda Loomis Others in Attendance: Ted Brovitz AGENDA ITEM Examples and discussion-prior Lexington project alternatives under potential bylaw revisions DOCUMENT(S): Excel Spreadsheet SUMMARY: Staff and committee members ran project alternatives under potential bylaw revisions. Ted discussed their methods and how they came to their findings. Fairland Estates was used as an example. MEMBER COMMENTS: The committee feels as though this scenario made it clear that adjustments needs to be made to the density bonus schedule. The point of these scenarios was to show if they did or didn't work. Discussions we had again regarding Gross Floor Area vs gross living Area. Providing numbers on both GFA and GLA will be helpful moving forward to understand the difference. It was discussed that the Gross Floor Area is important to residents because that it what they see when looking at house. The gross living area doesn't affect a lot of people. It is understood that the committee should be using GFA for consistency matters and changing the definition gets tricky pretty quickly. The committee felt it was important to note that making units smaller doesn't bring down the price and they will always be competing with the market. What the committee can do is control production and incentives. Accessor Dwelling Units were discussed as a good potential opportunity to create smaller units. AGENDA ITEM Discuss Revisions to bylaws proposals previously presented DOCUMENT(S): None SUMMARY: None PUBLIC COMMENTS: None AGENDA ITEM Outreach planning and scheduling DOCUMENT(S): None SUMMARY: Suggestions were made about the committee becoming more comfortable and come to an agreement on the four corners prior to bringing to the public. It might put the committee in an awkward position if they don't all agree and aren't comfortable. On the flipside, it might be good to get public input regarding some issues so the committee knows what direction to take things. The first public outreach should be more of a listening mode rather than a selling mode. The committee agrees to meet on Dec 8th PUBLIC COMMENTS: None ADJOURN (9:40AM)
