The meeting convened at 8:06am Members in Attendance: Jill Hai, Chair; Richard Canale; Scott Cooper; Heather Hartshorn; Joyce Murphy, Richard Perry; Matthew Daggett; Taylor Singh, Betsy Weiss; Wendy Manz Staff in Attendance: Carol Kowalski Others in Attendance: Ted Brovitz AGENDA ITEM SPRD bylaw alternative residential building types and development forms DOCUMENT(S): PowerPoint Presentation; Ted Brovitz SUMMARY: Ted Brovitz discussed expanding the SPRD applications and diversifying housing types. MEMBER COMMENTS: The Committee thanks Ted for his presentation and slides. Betsy Weiss wants to know the density bonus for l0%, 20%, 30% for affordable or workforce housing. There should be a chart so that developers know where they stand. She would also like to see something for senior housing. Ms. Taylor Singh would like to get someone from Lexhab at the next meeting to get their input. She states that the payments in lieu of at Brookhaven may not have been enough. In terms of expanding the definition of public of public interest, she thought it was interesting. She would like to see other stories being built on current buildings in the center of town. She also wants to see something for senior housing. Ms. Jill Hai wants to see a better experience with payments in lieu of. Submitted question: Would it be financially viable for a developer to fit into one of these options in comparison to what is available now? Richard Perry said the density would have to be a high number in order to get affordable housing on a lot. Mr. Perry will do some math in terms of Pelham Street and how it would look with these examples. He also speaks to the architecture and notes it would be hard to have restrictions but it would be nice to see. The Committee agrees that now is the time to start public engagement. Ted Brovitz will have a very rough draft and they will work on it together to fill in the gaps. ADJOURN (8:57AM)
