HomeMy WebLinkAbout1987-01-12-LCC-rpt.pdf Amsler Hagenah MacLean, Architects Inc. 65 Long Wharf Boston Mass 02110 617-523-0442 January 12, 1987 MEETING NOTES Meeting Place: Lexington Center Committee Meeting Time: -January 12, 1987 Subject: Lexington Stores —General Briefing and Discussion with Committee Present: Samuel Kostic, Salter & Kahn (representing the Owners) Charles Hagenah (AHM) Committee Members DESCRIPTION: A review of the Robert Boyer' s Alternatives related to the construction was presented by Ms. Battin. Of the 4 options, Mr. Kostic indicated that a second floor with or without a basement was being pursued, and that the architects indicated that the goal of the design will be to provide a new building that responds to the scale and material of the rest of the town as well as one which meets the parameters of building cost and marketing plans. A number of items were discussed and recommendations made: 1. Retail is desired for first floor. Mr. Kostic agrees- that this is desirable. 2. Mr. Kostic requested comments on tenant mix. At present, three former tenants are discussing moving back into the building: Walden Books, Driscoll' s Card Shop, and Belcanto. Northwest Insurance is also discussing a second floor space. 3 . A recommendation was made by the Committee to provide flexibility of use to allow tenant change over the life of the building. 4. Concern was shown for the remaining property that previously had been occupied by Baskin Robbins. Mr. Kostick indicated he has been in contact with the Owner and that he and AHM will attempt to have them participate in the whole project if they are interested. -2- 5 . A recommendation was made to attempt to study the remaining building facades related to module, scale, entrances, materials, signing, etc. , in order to allow the design of the new building to blend in comfortably with the existing building. CH indicted photographs of the entire downtown had been taken and field measurements were underway. 6. Mr. Kostic indicated that an RFP for survey work is being completed and that it will include the immediate property that adjoins the burned-out building; to allow a good interface of adjacent conditions. 7. Discussion about possible tenants led to questions about market analysis and earlier reports by the Chamber of Commerce carried out by Town. Recommendations included: men' s shops; hardware store; quality shops like Brookstones; sport shops like Hermans; and outdoor stores like EMS, Eddie Bauer, L.L. Bean; bakeries and Aetons. The Committee noted that variety is important in Lexington; it is not necessarily a restaurant town, a "food center" . 8. Materials for the new structure which were discussed: masonry, brick, and white trim; no curtain walls. 9. CH to contact John Davies of the Historic Distric Commission for possible attendance at the meeting at 8PM, Rm. G-15, on January 14th. The Design Advisory Committee may also be included.
