McSweeney and seconded Robert D. Board Vote to notify Town Clerk that the LHA will dispense with Regular Monthly Meetings for June, July and August. Special Meetings to be called if necessary. Upon a motion by Leo P. McSweeney and seconded by Weidong Wang, the Board voted to dispense with the regular Monthly Meetings for June, July and August, with Special Meetings to be called if necessary. Upon a motion by Weidong Wang and seconded by Melinda Walker, the Board voted to accept LHA Financials for April 2015. McSweeney The Board reviewed the Parker Manor Financials for March 2015. Due to the excess snow removal costs this winter, another assessment is being prepared to cover the additional costs. C.Lead Certifications Annually the housing authority must certify that we are in compliance with notification procedures for federal and state lead paint laws. Upon a motion by Leo P. McSweeney and seconded by Melinda Walker, the Board voted to certify the FY 15 Certification of Compliance with Notification Procedures for Federal and State Lead Paint Laws. McSweeney D.Project updates, contracts, change orders: GV, VV, CV, Mass Ave Greeley Village: A Notice to Proceed was finalized and given to Construction Dynamics, Inc. for the New 4 Unit Project. They have 210 days (12/9/15) to 3 substantial completion. LHA is awaiting guidance from DHCD as how to proceed with the waiting list for these units. The Door Project is winding down. New locks and painting will be done in the next two weeks. Steve received notice from a group of tenants concerned about the new locks. The new locks are going to be the same type of button lock. The only difference is the new front door key will be for a specific building. Currently the front door key opens all buildings. The State Auditor’s office requires that the building doors be locked per inspection statement from the 2015 Audit. The mock up wall heater has been installed. We are awaiting the Schedule of Values from the contractor. Once we have this we can begin to notify tenants. Vynebrooke Village: The contractor has encountered multiple unforeseen conditions. The windows need to come out and be reinstalled to accommodate the new siding installation. The porch overhangs need to be stabilized or removed as they are not cantilevered into the building. The porches themselves are fine. There will be additional change orders moving forward as due to unforeseen conditions under the Werzalit siding and trim. These conditions result in Change order #1 in the amount of $50,173.00, contingent on DHCD review for funding approval and or modification. Upon a motion by Leo P. McSweeney and seconded by Melinda Walker, the Board voted to accept Change order #1 in the amount of $50,173.00, contingent on DHCD review for funding approval and or modification. McSweeney Countryside Village: The architect is working on both Countryside and Scattered Sites bathroom replacements. The cost will be approximately $160,000.00. Mass Ave: The Home Funds Project is almost complete. A change order to remove front doors and frames, repair windowsill, replace rear storm doors, patch and paint in the amount of approximately $3,500.00 is awaiting architect approval. Upon a motion by Leo P. McSweeney and seconded by Melinda Walker, the Board voted to approve Change Order #1 in the amount of $3,500.00, contingent on architect approval. McSweeney E.Formula Funding progress report The Formula Funding projects are being completed and closed out. F.LABBB update A new student from LABBB has started the work program at LHA. He will be in for 13-18 hours each week until the summer. He is then going away but will return in the fall every other week. G.DHCD state property inspections DHCD sent out their inspector to see 20% of our units. Steve accompanied the inspector so he could do his own staff quality inspections. There are numerous repairs being done after the inspections. DHCD will send a final report in 6 weeks. Steve will review with the Board then. 6.UNFINISHED BUSINESS The Grace Chapel Community Service day was held 5/9/15. The volunteers raked and did outside yard work at both Greeley and Countryside Villages. 7.NEW BUSINESS Our PHAS score is 96. 8.ADJOURNMENT 7:02 P.M.
