1.ROLL CALL
The meeting was called to order by Chairman Leo P. McSweeney at 6:00 P.M.

2.EXECUTIVE DIRECTORS REPORT
A.Snow Contract
Steve solicited 6 local landscaping companies for snow removal at Vynebrooke
Village. The one response received was from R.L. Barnard Landscaping, Inc.
They provided 2 quotes. The price for the season, which includes plowing,
shoveling of walks, ice melt and salt is $13,223.00. The other option is to pay by
the storm and inches: 1-3 inch $425.00, 9-12 inch $875.00, and there is an
additional charge for a call back of the same storm. Last season we had 22 snow
events. The Board discussed both options and decided that the season price is the
best option.
Upon a motion by Robert D. Peters and seconded by Melinda Walker, the Board
voted to accept the proposal from R.L. Barnard Landscaping Inc. in the amount of
$13,223.00 for snow removal at Vynebrooke Village for the upcoming season of
October 2014 through May 2015. The roll call vote was as follows:

B.Laundry Contract
Our current 3 year Mac Gray laundry contract is due to expire 12/27/14. The
housing authority retains 70% of monies collected at all 3 villages. The machines
are only 3 years old. Mac Gray provides excellent service and we receive our
money regularly each month. The housing authority has the option to extend the
contracts for an additional 2 years.
Upon a motion by Nicholas Santosuosso and seconded by Robert D. Peters, the
Board voted to extend the laundry contracts for an additional 2 years. The new
expiration date will be 12/27/16. The roll call vote was as follows:

C.Approve final completion, release retainage Vynebrooke Village Water
Remediation Project
Fred Russell, the civil engineer, has signed off that the Vynebrooke Village Water
Remediation project has been completed by Barrows Contracting, Inc. The
retainage due is $7,180.83 as Application for Payment #4.
Upon a motion by Nicholas Santosuosso and seconded by Melinda Walker, the
Board voted to approve the Certificate of Final Completion and release the
retainage due to Barrows Contracting in the amount of $7,180.83 as Application
for Payment #4. The roll call vote was as follows:

The civil engineer has to file the proper documents with the Town of Lexington.
The contract included removal of basement debris within reach. Some of the
insulation and chicken wire needs to be retacked to the ceilings. Our maintenance
staff is going to complete this so we will bill CPA for this along with the allowed
administrative fees. The project came in at a substantial savings of $70,000.00.
The Lodestar Energy contract and ASNE Generac maintenance agreement need
to be signed by Leo so they can be submitted. It was suggested to sign a 2 year
contract with ASNE Generac so as to lock in the price of $850.00 annually.
Upon a motion by Robert Peters and seconded by Nicholas Santosuosso, the
Board voted to enter into a 2 year maintenance contract with ANSE Generac. The
roll call vote was as follows:

D.2014 CPA Project discussion
As discussed at the last meeting, Steve and Leo attended a CPC meeting. It was
suggested that the ongoing CPA projects should be completed and closed out
before applying for more funding.
