HomeMy WebLinkAbout2006-01-04-DAC-min DESIGN ADVISORY COMMITTEE TOWN OF LEXINGTON Meeting Minutes Januar\ 4 2006 Present: Coln Smith(Chair) Bets\ Whitman, Bruce Creager Greg Zurlo Gil-ma Johnson,Alenka Slezak, Enc Brown Scribe Cohn Smith Call to Order The Meeting was Called to Order at 7 30PM b\ Cohn Smith Approvals Minutes of the December 05 meeting were approved with minor corrections Presentations/Review Captain Parker Arms Sign Design Review postponed until the next DAC meeting on 2/1/06 Gulf Station(324 Marrett Road) The Committee feels that several improvements have been made to the project since the last DAC review which include reducing the quantrt\ of pumping stations from 9 to 8 increasing the height of the proposed fence from 6 to 10 along the abutting residential lot line and the addition of plants at the penmeter planting beds The removal of one pumping station allowed the proposed canoe` to be located approximatel` 10 further from the the residential lot line than what was previousl` proposed. A cross section drawing of the proposed 10 high fence and canoe` showed that the underside of the canoe` (specificall\ the lights mounted underneath) is not visible from a 5 sight line within the residence A photometnc site plan was presented which showed zero light spill from the service station lights to the abutting residential propert\ The proposal shows a canoe` with an underside at a minimum of 14 -4 and once the canoe` structure is included the overall height would be in excess of 17 The current Gulf service station height vanes from 12 -4 to 14 -6' to the canoe` underside due to grade variations,which suggests the new canoe` would be in excess of 19 as currentl` designed. The Committee expresses concern that this proposal is better suited to the scale of highwa\ service stations rather than its neighborhood setting The Committee recommends the total height of the canoe` be reduced from the proposed 17 -4 (3 canoe` structure)to a total height of 16 which will help reduce the visual impact of the canoe` and remove it from the residential sight line view as shown on the Sight Line Diagram In addition,the proposed service station building has a height of 19 which we do not believe is justifiable The proposed roof element acts solei` as a roof screening element. We believe this roof could be lowered b\ 3 across its entire length. A step in the roof structure was discussed to accommodate the height requirement for the service bays We feel the logo on the proposed sign (on the existing sign structure) should remain at the top and not the dollar cost of gas as shown(the size of the numbers should be reduced as well) It was questioned whether the advertisement for inspections should be posted on this pylon sign as opposed to the typical blue wall mounted sign one would see at most service bays Regarding the plantings,there is concern over the spacing of the arborvitaes along the fence and the roots of the existing trees The spacing should be approved b\ the DAC in the field pnor to placement. It was also suggested that several street trees be included in the planting plan at the intersection corner planting strip (minimum of two at the east side and one at the north side) similar to the trees across the street at the Mobil station. The Design Advisory Committee recommends the review of this proposal be continued until further information is supplied. Lexington Center Sidewalk Design As a result of several proposed sidewalk projects in town,there was discussion about establishing guidelines for sidewalk matenals and construction details for the Center Consensus among all town committees and commissions is important and should begin nght away Other Business Enc Brown announced that he will be joining the Permanent Building Committee and will no longer be a member of the DAC Adjournment: The meeting was adjourned at approximately 9.30PM.
