HomeMy WebLinkAbout2012-10-04-HDC-min Town of Lexington Historic Districts Commission Joseph Welch, Chairman Tel: (781) 862-0500 x294 Daniel Griffin Jr. Fax: (781) 861-2780 Scott Kyle Paul Ross Robert Warshawer Minutes of Thursday, October 4, 2012, in the Selectmen Meeting Room, Town Hall Building at 7:00PM Commissioners present: Chairman, Joseph Welch, Paul Ross, Robert Warshawer, and Scott Kyle Associate Commissioners present: Carl Oldenburg, Marilyn Fenollosa, Barbara Feldman and Lynn Hopkins Department Clerk: Amy Casparius Absent Commissioner: Daniel Griffin FORMAL HEARINGS 7 Harrington Road: Margaret Brooke, First Parish Lexington, and Steven from Butler & Sons Inc., Electrical Contractors presented a photograph of the Steeple to be re-lit with arrows showing where the lighting would be placed, and a cut sheet of the lighting fixtures. The Electrician also brought in one of the actual lights. The fixtures themselves will be white with white bulbs. The Commission asked why such a large fixture was being used. The Electrician stated that these are exterior LED lights which are large to house all the mechanical works. The applicants feel that LED lights are the best option for this project because they would not have to be changed for 20 years. The Commission was concerned with the size of the fixture and would like to see a mock up. The applicant stated they would place one fixture in its proposed location and notify The Commission so that members could visit the site and assess the visual impact. This hearing has been continued in order for The Commission to review the mock-up. 1762 Massachusetts Avenue : Jeffrey Lyons, Lexington Center Realty Trust, Exterior Architectural Change (Elevator Shaft) in the Battle Green District. Applicant Requested to be continued until the November 1, 2012 hearing. CONTINUED HEARINGS 1723 Massachusetts Avenue: Jeffrey Kwass, Viewpoint Sign and Awning, representing, Neil Chyten, Chyten Educational Services, provided a drawing of the blade sign and the proposed location. The Commission was concerned with how close the sign would be to the sign at 1727 Massachusetts Avenue (Nourish Restaurant). The Commission requested that the sign be moved one brick pier down to the middle bay of the building. This move would create more distance between the signs and line the sign up with the entrance to the buildings main lobby and Chyten’s office. The Commission also requested that the bracket match the sign at Nourish for consistency and the sign does not hang below the horizontal opening between brick piers. Mr. Kwass stated he would make the changes, review with his clients and return for the November 1, 2012 hearing. 9 Brigham Road: Chip Webster, Chip Webster Architecture, representing David and Judy Crayer, presented permit ready drawings for two changes. The Commission voted 5-0 to issue a certificate of appropriateness for the removal of a rear kitchen window, changing windows to a door and adding a balcony above the enclosed porch. Certificate No. 2012C-62 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Carl Oldenburg 1625 MASSACHUSETTS AVENUE • LEXINGTON, MASSACHUSETTS 02420 e-mail acasparius@lexingtonma.gov AGENDA FOR THURSDAY, October 4, 2012 CONTINUED HEARINGS CONT. 1556 Massachusetts Avenue : Jill Melendez presented an image of the proposed light fixture for the barn, and a drawing showing the width and location of the cobblestone courtyard. The Commission voted 5-0 to issue a certificate of appropriateness for the Garage light fixtures and cobblestone courtyard. Certificate No. 2012C-63 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Carl Oldenburg 2013 and 2027 Massachusetts Avenue: Trisha Kennaley, AB Holdings, Exterior Architectural Change, in the Battle Green District. Applicant requested to be postponed until the November 1, 2012 hearing. INFORMAL HEARINGS 1 Bedford Street : Susan Bennett, Executive Director Lexington Historical Society, and Patrick Guthrie, Architect, Menders, Torrey & Spencer showed preliminary plans installing an accessible lift, sloping walkways, and the addition of an interior staircase. The applicants’ main goal is to make this addition blend into the existing structure with the least impact on the architectural integrity of the building. In order to make the addition blend-in, the proposal essentially adds to the existing dormer. The Commission suggested that the applicant complete the Hip roof design of the dormer. The Commission stated that even though there will be more structure visible, the design will fit into the building aesthetic, the roof and eave lines will align, which in turn should help roof water run-off preventing water leakage. The applicant will look into the suggestions and be back for another hearing. 7 Oak Street : Gerhard Pawelka, showed plans for a 650 square foot west side addition. The Commission thought the applicant was on the right track and is ready for a formal hearing. 1726 Massachusetts Avenue: Steve Meinelt, Greater Boston Running Company, presented images of the new storefront with the existing blade sign from 1844 Massachusetts Avenue relocated above the doorway and a new wall sign. The Commission suggested that the applicant create the wall sign to match the blade sign. The lighting will be gooseneck light fixtures to match others in the building. 881 Massachusetts Avenue : Jade Cummings and Kellie Anne Conelly, representing Helene Svahnqvist, showed ideas for replacing the flagstone patio with a wood deck and stone garden wall on the rear north side of the residence. The Commission thought the applicant was on the right track and is ready for a formal hearing. OTHER BUSINESS The Commission will have a photograph taken for the annual report before the Meeting on November 1, 2012. All Commissioners are requested to be at the meeting by 6:45pm.
