The Commission voted 5-0 to issue a certificate of appropriateness to re-roof house using Architectural Shingles. Certificate No 2012C-35 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins Town Center: Stuart Kennedy, Lexington Bicycle Committee, gave an update of how the weekend bicycle parking space study was working out. This project came before the commission in May as an informal hearing for a summer trial period. The commission felt the project was a worthwhile venture and with the support of the Town Manager could proceed in order to be implemented before the busy Memorial Day weekend with the understanding a formal hearing for approval would be held at a subsequent meeting. The feedback on the program has been quite positive, and most likely will be expanded next year. The Commission voted 5-0 to issue a certificate of appropriateness for changing a vehicle street parking space to weekend bicycle parking during the spring, summer, and fall. Certificate No. 2012C-36 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins 1760 Massachusetts Avenue: Paul Dimos, Eye Look Optical, Signage in the Battle Green District Applicant requested to be continued until August 2, 2012 hearing 1646 Massachusetts Avenue : Robin Leader Gannon, presented a nine (9) page packet with a letter of introduction, placement of signage and cut sheets of the three proposed signs. The positions of the signs will be: wall sign will be placed on the side porch wall facing Massachusetts Avenue, a blade sign will be hung above the middle of the first railing on the side porch directly across from the entrance to the business, and a panel in the existing directory sign. The Commission voted 5-0 to issue a certificate of appropriateness for three (3) signs. Certificate No. 2012C-37 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins 1729 Massachusetts Avenue: Daniel Brennan, Starbucks, presented a seven (7) page document showing the existing and proposed changes to the exterior of the café. The Commission voted 5-0 to issue a certificate of appropriateness to paint the trim and panels of the storefront, reworking of the blade sign to remove the text and only leave the logo and to change the shape of the sign, change the letter coloring of the front wall sign from gold to white and replace the rear awning in kind. Certificate No. 2012C-39 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins 1625 MASSACHUSETTS AVENUE • LEXINGTON, MASSACHUSETTS 02420 e-mail acasparius@lexingtonma.gov MINUTES FOR THURSDAY, July 12, 2012 FORMAL HEARINGS Cont. 1762 Massachusetts Avenue : Yolanda Taylor, presented a twelve (12) page packet, showing possible placement of signage, cut sheets of signage, and the two existing directory signs. A few of the commissioners were concerned that the placement of the blade sign would make the façade too crowded, particularly with the proposed awning at 1760 Massachusetts Avenue next to it. The façade would look a little less crowded if the blade sign were placed to the right of the main entrance door, however, that would only work if the owner of Bodyscapes agreed to move his wall sign to the left of the door. The commission also requested that the blade sign have carved lettering and the logo should be in relief. The applicant was fine with both requests and would speak with the owner of Bodyscapes. The Commission voted 5-0 to issue a certificate of appropriateness for three (3) signs and panels on existing directory signs. The blade sign was approved on condition that both it and the small wall sign move to the right of the door and the blade sign is carved with the logo in relief. Certificate No. 2012C-40 Post meeting note: the owner of Bodyscapes agreed to move the small wall to the left of the door. Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins 1048 Massachusetts Avenue : Nick Afshartous, presented one photograph of the type of window to be replaced, and stated that the type of window to be installed was a Marvin wood window. The commission would like more information, for example which exact windows are to be replaced, and a cut sheet of the replacement window. This hearing has been continued until August 2, 2012 15 Hastings Road : Karl Damitz, Fourfolds Design, presented permit ready architectural plans showing the second story addition over the connector and garage. Mr. Damitz also presented a scale model of the existing house and proposed changes. The only comments The Commission had on the plans were regarding the windows over the connector. The Commission felt that they needed to be the same size and design as the existing dormers. The Applicant was fine with the change. The Commission voted 5-0 to issue a certificate of appropriateness for a second floor addition over the connector and garage. Certificate No. 2012C-41 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins 5 Hancock Avenue : Mia Shapiro, presented photographs showing existing deck, drawings of the new deck, examples of the style of lattice and balustrades to be used, plot plan, and list of materials. The applicant requested that they be able to use wood for the railings and composite material for decking. The Commission thought that would be appropriate for this particular house and the location of this deck. The Commission had one request that the applicant use the side of the product that had no graining. The Commission voted 5-0 to issue a certificate of appropriateness to expand the rear deck to 12-foot by 15-foot. Certificate No. 2012C-42 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins 1 Vine Brook Road : Christian Johnson, presented a six (6) page packet showing the deck to be removed, drawings of the new smaller deck, a plot plan, and an example of materials to be used. The Commission thought this was a very well prepared packet and had no questions. The Commission voted 5-0 to issue a certificate of appropriateness to remove a deck and replace with a smaller deck. Certificate No. 2012C-43 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins presented plans and cut sheets for the 1557 Massachusetts Avenue : Brigitte Steines, Colin Smith Architecture, demolition and stabilization plans of the Hammond Hosmer House. All of the additions will be removed and the main block of the house from the 1840’s will remain. Once the foundations are removed the area will be loamed and seeded. The Main block of the house from the 1840’s will be stabilized to ensure preservation while its future use is finalized. The Commission voted 5-0 to issue a certificate of appropriateness to remove all addition leaving the main block of home from the 1840’s. Certificate No. 2012C-44 The Commission voted 5-0 to issue a certificate of appropriateness to stabilize the main block of house from the 1840’s. Certificate No. 2012C-45 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins MINUTES FOR THURSDAY, July 12, 2012 CONTINUED HEARINGS 1666 Massachusetts Avenue : Prior to the hearing Sharon Spaulding, Spaulding Management LLC, representing Lexington Square Trust, submitted photographs of the outdoor seating area showing the three (3) proposed planters in place. Ms. Spaulding spoke with Chairman Joseph Welch stating no one from her organization could attend, and requested The Commission still take this matter under review. Mr. Welch believed this would be appropriate considering the only issue The Commission had was to see how the approved planters would be placed. The Commission voted 5-0 to issue a certificate of appropriateness for three (3) planters to be installed around the outdoor seating area... Certificate No. 2012C-46 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins 9 Brigham Road: Chip Webster, Chip Webster Architecture, presented plans showing window and door changes from the previously approved design plans. The Commission voted 5-0 to issue a certificate of appropriateness for window and door changes. Certificate No. 2012C-38 Voting Commissioners were: Chairman, Joseph Welch, Paul Ross, Robert Warshawer and Scott Kyle and Associate Commissioner: Lynn Hopkins 2013 and 2027 Massachusetts Avenue: Trisha Kennaley, AB Holdings, Exterior Architectural Change, in the Battle Green District. Applicant requested to continue hearing until August 2, 2012 INFORMAL HEARINGS 2030 Massachusetts Avenue: Susan Woodard, showed where they were thinking of building a barn for an antique shop and the placement of parking. The Commission stated that there were a lot of barns currently in that neighborhood and it would be a nice addition to the property. The applicant still needs to do their due diligence to see what would need to be done to have an antique shop on the property including contact with the ZBA, conservation, planning, etc. Trail Signage : Richard Abrams, ACROSS Lexington, showed photographs of the various gates along the bike path and how they would like to place the signage for the walking trails. Mr. Abrams also brought samples of the signage. The only comment The Commission had was to try and tie the trail sign and the directional arrow signs together, either by color or physically connecting the signs, in order to make it clear for the public using the trails. The applicant will look into that and will be back next month.
