Minutes
We approved the minutes from November 22 and 29
Munroe School
Duke brought in his drafted architectural plans of this site as it might be built out for a
senior center It includes drawing of proposed parking area, setbacks and access road.
On his drawing he used 20 foot setbacks, but it needs 25 foot setbacks where the site
abuts houses, this would mean losing some of the proposed spaces In that case, the site
can hold approximately 73 spaces, they are a good size at 10'x20' The proposed layout
leaves minimal room for snow storage Note also that this site has a building that is
approximately half the size requested by the COA, and parking is approximately 2/3 of
what was thought to be needed.
Muzzev School
Duke brought two drawings of Muzzey one with less than the required setback (thus
requiring a variance if built) that yields 43 parking spaces, the other has the required 25
foot setback and space for only 35 cars In both cases the building has a 6,300 sq ft
footprint with three floors Lauren felt the footprint was too small, the all-purpose room
would take up the entire first floor, and the design would be choppy
Other
Duke stopped by the Liberty Mutual building and the Knights of Columbus building
behind. There is a very large amount of parking behind the Knights building.
Shirley mentioned that there was an error in the minutes from November 8, 2005 the
Recreation Department doesn't maintain Munroe School playground, the DPW does

Phil Poinelli will come to talk about renovations and costs next week (12/13/05) at
around 6 30pm.
Site summary
We voted unanimously to eliminate four of the eight sites from consideration. Clarke St.
Medical Building, Worthen Road, Lowell Street and Adams School. This leaves Munroe
School, Muzzey Play Field, Harrington School and Meriam St lot for us to consider

Discussion of those sites ensued.
Munroe
Too small Proposed space is not much bigger than the current Senior Center Would
have to scale back the program or have the program at Munroe and the current location.
This would mean additional staff. A building with a footprint of up to 5,500 sq ft is
possible, but that would mean losing at least one of the five rows of parking, leaving 50-
60 spaces total. This makes half to two-thirds of the program possible at this site
Muzzev
What if the current Muzzey Condos and Muzzey Field space were made contiguous
Combine the lots, create a new Master Deed. The new building could then essentially be
an addition to the old. How would this be attractive to the Condo Association
Harrington
Dr Ash wants to get moving on school construction, wants to bring plans to Town
Meeting. The School Committee (SC) assumes we still have 10-12 years of school
construction. Did the SC want to renovate pairs of schools and build on site while using
the old schools This would free up Harrington in 2008 or 2009! But Bowman and
Bridge are the swamp schools, they would certainly require swing space
So what do we want to do going forwards How can we evaluate these sites We must
also consider cost or we can't make a realistic decision. What about Meriam St 9 We
will form four subcommittees to study the remaining sites and report back at the next
meeting.
