LexHAB Board Meeting <br /> August 26,2020 8:00 AM—HELD BY Remote Connection <br /> Open to Public <br /> Minutes of the meeting held virtually due to COVID—19 on August 26, 2020 at 8:04 am <br /> Members present were <br /> Bob Burbidge, Bill Kennedy, Henry Liu, Les Savage, Bob Phelan, Donna Leary, Martha Wood, Gerry Howell, and Bill Hays. <br /> Also present were Pearlene Varjabedian, Housing Director and Karen Iverson, Regina Brown, Financial Administrator, <br /> Tara Mizrahi of Affirmative Investments, Patricia S. Nelson, counsel to LexHAB. <br /> The Chairman, Bob Burbidge presided. <br /> Minutes from the July 29, 2020 meeting were reviewed and accepted as amended. <br /> All in favor by Roll Call. <br /> POLICY TASK FORCE <br /> • Uniform lease needs to be sent to DHCD <br /> • Will look at Welcome Letter and send to Bob Burbidge <br /> • Henry Liu will send proposed lease to Pearlene for LEXHAB Units <br /> FINANCIAL REPORT <br /> Gerry Howell reported <br /> • P & L comparison to 7 months January to July, against 2019 showing a significant increase due to: <br /> o Upgrade from reimbursement from LHA for Section 8 housing vouchers <br /> o Delay in receipt of certain invoices <br /> o Delay in repair expenses due to limited access to units during pandemic <br /> o Pearlene V efforts regarding income verifications <br /> • Introduced Regina Brown, new Financial Administrator <br /> • Thanks to work of Karen Iverson and Regina Brown in preparing thisbreport <br /> Motion made to accept Treasurers report. Motion approved. —Roll Call <br /> FARMVIEW <br /> • Lester Savage reported process is closing out. Anti-tip devices have been installed, two handicap ovens to be <br /> installed. <br /> • Request by Triumph to consider paying for an upgrade they proposed for heating and cooling system, now installed <br /> but not covered by change order. Triumph felt it was something over and above specifications. Factors: <br /> o Better HVAC System with longer life <br /> o Importance of keeping good will in relationship with Triumph <br /> o Need to resolve this and other final payment issues <br /> Motion made to authorize Bob Phalen and Lester Savage, to negotiate final decision regarding extra payment to <br /> Triumph for upgrade of HVAC System with final approval of Bob Burbidge. Motion approved. —Roll Call <br /> WRIGHT FARM <br /> • Lester Savage reported—trimmed out, Aulson is painting and floors being done <br /> • Review Pavement contactors <br /> • Kitchen cabinets will be installed by John Biggins <br />
