PLANNING BOARD MINUTES
MEETING OF MARCH 27, 2019

A meeting of the Lexington Planning Board, held in the Parker Room, Town Office Building was
called to order at 6:00 p.m. by Chair Ginna Johnson with members Richard Canale, Charles
Hornig, Bob Peters and Bob Creech; and planning staff Sheila Page present. Julie Mercier,
Planning Director, arrived at approximately 7:00 p.m.

**********************DEVELOPMENT ADMINISTRATION***********************
Town Meeting Report for Article 38 - 186 Bedford Street - Planned Development District and
Preliminary Site Development Use Plan:

The Board reviewed a draft Article 38 Report. Final edits were made.
Mr. Hornig made a motion to accept the amendments to the Article 38 Report as written and to
adopt the Report. Mr. Canale seconded the motion. The motion passed 5-0.

The Board briefly discussed the Memorandum of Understanding. Mr. Howard Levin, attorney
for 186 Bedford, sent an email listing anticipated additions to the MOU. Some Board members
were concerned that the items 4) the barn shall not be used as a real estate office and 5) limits to
the amount of office space; do not belong in the MOU as zoning is not in the Board of
Selectmen’s jurisdiction. Many of the commitments made by the Applicant to the Planning
Board which are now in the MOU are related to Site Plan Review and under the Planning Board’s
purview. The Board agreed that items related to zoning and site plan review should not be in the
MOU.

Mr. Canale or Ms. Johnson will present the Article 38 Report to Town Meeting.

On a motion, duly made and seconded, it was voted to adjourn the meeting at 7:10 p.m.

The meeting was recorded by LexMedia.

The following documents were used at the meeting:
 Draft Article 38 Report
 Email from Howard Levin dated March 27, 2019

Robert Peters, Clerk
