PLANNING BOARD MINUTES <br />MEETING OF FEBRUARY 17, 1988 <br />The meeting of the Lexington Planning Board held in Estabrook Hall, Cary Memorial <br />Hall, was called to order at 7:45 p.m. by the Chairman, Mrs. Uhrig, with members <br />Klauminzer, Sorensen, Williams, Planning Director Bowyer and Secretary Peters <br />present. Mrs. Wood was absent. <br />**************** ADMINISTRATION OF LAND DEVELOPMENT REGULATIONS *************** <br />SUBDIVISION OF LAND <br />57. Pine Meadows, Moore Homes, Inc., presentation of sketch _plans: The follow- <br />ing representatives from invited Boards, Committees and Commissions joined the <br />Board to hear a presentation for the development of the Pine Meadow site (both <br />singly and in conjunction with the adjoining Meagherville school site) by Moore <br />Homes, Inc: <br />Paul Marshall, Jacquelyn Smith - Board of Selectmen <br />Judy Marshall, Donald Chisholm, Carolyn Wilson - Recreation Committee <br />Lisa Baci, Joel Adler, Conservation Commission members, Melinda Vinton, <br />Bruce Collier, Conservation Stewards, Charles Wyman - Conservation <br />Administrator, and <br />Elizabeth Flemings - Housing Advisory Committee. <br />' Frank Carney and Architect William Hubner, from Moore Homes, Inc., and Ron Wood <br />and David Evans, from Guidelines, presented four sketch plans. The first plan <br />showed a conventional subdivision of 104 lots with no golf course, located <br />entirely on the Pine Meadows site. The second plan (Scheme A) showed a cluster <br />development with all market rate housing in combination with a nine hole par 3 <br />golf course on the Pine Meadow site. Schemes B and C showed cluster subdivision <br />plans combining the Meagherville school site with the Pine Meadows site. Scheme <br />B included a nine hole par 3 golf course on the Pine Meadows site, the same <br />market rate housing plan as Scheme A and affordable housing on the school site. <br />Scheme C included a longer standard nine hole golf course on both parcels with <br />housing also on the two parcels. Both Scheme B and C cluster plans showed 152- <br />157 market rate dwelling units and 72 affordable housing units. <br />Mr. Carney stated the alternative sketch plans had been developed to achieve the <br />the objectives set forth in the "Guidelines" position approve by the Planning <br />Board in March 1987. <br />Objections were raised to the concentration of all the affordable housing on the <br />Meagherville school site. Mr. Williams felt there should be more integration <br />between the affordable and market rate dwelling units. Mrs. Marshall of the <br />Recreation Committee asked for more recreation facilities on the school site. <br />Mr. Marshall of the Board of Selectmen said he would prefer Moore Homes develop <br />the two parcels as one development. <br />In response to a question as to what Moore Homes would commit to, Mark Moore <br />stated Moore Homes had identified wetlands, had borne the cost of developing the <br />alternative sketch plans, would pay for a connection from Cedar Street through <br />the school site to Garfield Street, as well as to develop and construct the new <br />golf holes for the course proposed in Scheme C. <br />I� <br />
