PLANNING BOARD MINUTES <br />MEETING OF APRIL 25, 1984 <br />The meeting of the Lexington Planning Board, held in Room G-15, Town Offices, was <br />called to order at 7:17 p.m. by the Vice Chairman, Mr. Sorensen, with members <br />Cripps, Flemings, Uhrig and Planning Director Bowyer present. Chairman Smith was <br />meeting with the Board of Selectmen and joined the Planning Board meeting in <br />progress. <br />SUBDIVISION OF LAND <br />108. Maple Tree Village, off Maple Street, Landmark Associates: William Hamilton <br />and Anthony Gentile were present and explained that the Conservation Commission, <br />on April 24, 1984, had approved Lot 4 with the condition that bounds are installed <br />to delineate the drainage easement and to protect the wetlands against filling. <br />Mrs. Uhrig inquired whether the plantings, which Mrs. Nichols and Assistant Plan- <br />ner Arslan had requested, were shown on the plan. Mr. Hamilton responded that a <br />note was on the plan specifying the plant materials to be installed. <br />Mrs. Smith joined the meeting at this point. <br />On the motion of Mrs. Flemings, seconded by Mr. Cripps, it was voted unanimously <br />that the Board was in favor of granting waivers: 1) for the construction of a <br />sidewalk, 2) for installation of a fire alarm circuit, and 3) from a detailed <br />planting plan. The staff was requested to prepare decisions on a Certificate of <br />Action and a Special Permit approving the subdivision. <br />' ARTICLES FOR 1984 TOWN MEETING <br />Mrs. Smith assumed the Chair of the meeting. <br />109. Article 18, Floor Area Ratio, CR District: Mrs. Smith reported on the <br />meeting of the Board of Selectmen at which property owners in the CR districts <br />were seeking the Selectmen's support for an amendment to the article to have the <br />floor area ratio set at 0.35 rather than 0.25 as proposed by the Planning Board. <br />The Board of Selectmen appeared to be split on that proposal. <br />110. Article 24, 16 Hayden Avenue, CD District: (Mrs. Uhrig disqualified herself <br />from discussion of this rezoning.) The Board discussed briefly the revised draft <br />of the report. It was agreed that the Planning Board would recommend in favor of <br />Article 24 only if Article 18 passed, as proposed by the Planning Board, i.e., at <br />a floor area ratio of 0.25. If the amendment to set the floor area ratio at 0.35 <br />is adopted, the Planning Board will not recommend in favor of Article 24. <br />The meeting was adjourned at 7:58 p.m. i <br />l -'Judith J.
