1 <br />1 <br />L <br />PLANNING BOARD MINUTES <br />MEETING OF FEBRUARY 3, 1984 <br />The meeting of the Lexington <br />called to order at 7:37 p.m. <br />Flemings, Sorensen, Uhrig and <br />absent. <br />18. APPROVAL OF MINUTES <br />Planning Board held in Room G-15, Town Offices, was <br />by the Vice Chairman Mrs. Nichols, with members <br />Planning Director Bowyer present. Chairman Smith was <br />The minutes of the meetings of January 9 and January 23, 1984, were corrected and <br />on separate motions each made by Mr. Sorensen and seconded by Mrs. Flemings, were <br />approved unanimously as corrected. On the motion of Mr. Sorensen, seconded by Mrs. <br />Flemings, the minutes of the meeting of January 30, 1984 were approved unanimously <br />as written. <br />ADMINISTRATION OF LAND DEVELOPMENT REGULATIONS <br />PLANS NOT REQUIRING SUBDIVISION APPROVAL <br />19. Land at 120 Laconia Street, Theodore Freeman, Form A-84/2: The Board reviewed <br />a plan of land between Laconia Street and East Emerson Road which was a revision of <br />a plan submitted as Form A-84/1. This plan contained notes that showed Parcel B was <br />to be combined with Lot 12 which has frontage on Laconia Street and Parcel C was to <br />be combined with Lot 37 which has frontage on East Emerson Road. Mr. Sorensen noted <br />that the graphic symbols used to indicate two lots are joined were not on the plan. <br />He said that Town Counsel had advised him that notes on the plan were not control- <br />ling, merely an indication of intent. On the motion of Mr. Sorensen, seconded by <br />Mrs. Flemings, it was voted unanimously that: <br />1) The plan entitled "Plan of Land in Lexington, Mass." dated January 30, <br />1984, by Hayes Engineering Inc., Melrose, Mass., certified by Edward E. <br />Stearns, registered land surveyor, with application Form A-84/2, by <br />Theodore Freeman, does not require approval under the Subdivision Control <br />Law provided graphic symbols are added showing that Parcel B is joined to <br />Lot 12 and Parcel C is joined to Lot 37; and <br />2) The Planning Director is authorized to sign the plan in behalf of the <br />Board after the graphic symbols showing the joining of the parcels have <br />been entered on the plan. <br />SUBDIVISION OF LAND <br />20. Pheasant Brook Estates, between Maple and Woburn Streets: Mr. Bowyer reported <br />that the definitive subdivision plan for Pheasant Brook Estates had been submitted <br />by the Kahn -Quinn group. A review by the Assistant Planner indicates a number of <br />items are missing. An application has not yet been filed with the Conservation <br />Commission. Mrs. Flemings urged that the developer file promptly with the Conser- <br />vation Commission. <br />21. Maple Tree Village, Extension of Time: On the motion of Mr. Sorensen, seconded <br />by Mrs. Flemings, it was voted unanimously to approve the request of Landmark <br />Associates in a letter dated February 2, 1984 that the time for action on the <br />definitive subdivision plan and special permit be extended until March 1, 1984. <br />
