0 <br />1 <br />i <br />PLANNING BOARD MINUTES <br />MEETING OF MAY 91 1983 <br />The meeting of the Lexington Planning Board, held in Room G-15, Town Offices, was <br />called to order at 7:10 p.m. by the Chairman, Mrs. Smith, with members Flemings, <br />Nichols, Sorensen, Uhrig and Planning Director Bowyer present. <br />93. APPLICATIONS TO THE BOARD OF APPEALS <br />124 Spring Street, Beal Company, SPS: Mr. Bowyer reported that after consultation <br />with the Chairman, it was considered desirable to have two reports on the Beal <br />development. One would be an issues paper addressing the larger development trends <br />in the South Lexington CR districts. These very important issues would be diffi- <br />cult to present within the format of the SPS report. The other report would be <br />the regular SPS report. <br />The Board reviewed a partially completed draft of the SPS report. After discussion <br />it was agreed to include a recommendation that there be a buffer strip of 100 feet <br />adjacent to the RO district zoning line extending down to the area where the sur- <br />face parking and the garage would be located. That buffer strip would be main- <br />tained in a natural state. <br />It was also agreed to recommend that the number of parking spaces be 700, which <br />corresponds to the ratio of 3.5 parking spaces/1000 feet of gross floor area which <br />the Board uses for similar office buildings. The number of compact parking spaces <br />should be investigated. If possible, more compact spaces located in the garage <br />might result in few, if any, parking spaces being required on the surface. <br />There was discussion about limiting the use of the entrance -exit drive on Spring <br />Street so that it would not be used for major volumes of traffic during the peak <br />hours. Mr. Sorensen commented on the difficulties of enforcing special conditions <br />once included in a special permit. <br />The meeting was adjourned at 8:01 p.m. �;� <br />udith J. U ig, Clerk <br />
