PLANNING BOARD MEETING <br />' March 10, 1980 <br />The meeting of the Lexington Planning Board was called to order at 7:30 p.m. <br />by the chairman Dr. Friedman with members Nichols, Sandy, Wheaton, Sorensen, <br />administrative clerk Mrs. Snow and planning intern Steven Asen present. Also <br />in attendance were Charles E. Downe, planning consultant and Peter DiMatteo, <br />Building Commissioner. <br />Karsten Sorensen, newly elected Planning Board member was welcomed by the <br />chairman. Mr. Sorensen was asked the status of his court cases against the <br />Town. His suit of the Board of Appeals regarding the variance granted to the <br />Golden Hand fabric store at 472 Waltham Street is still pending and his <br />appeal regarding the use variance granted for #82 Waltham Street (March 6 <br />hearing) has been continued to March 14, 1980. <br />Charles Cole and Attorney Fred Conroy presented an area map showing the ARTICLE 68 <br />proposed DeVincent RD rezoning proposal on Waltham Street and its rela- BROOKSIDE/RD <br />tionship to the abutting Ricci land. The Riccis are unwilling to seek <br />rezoning in conjunction with DeVincent at this time which precludes devel- <br />opment plan for the entire area as preferred by the Board. Mr. Cole <br />announced that if the Planning Board report on Article 68 is adverse, <br />the proponent will request the withdrawal of the Article. <br />At 8 p.m., Emilio Spagnuola met with the Board for clarification of INGLESIDE <br />requirements in his submission of definitive plans for Ingleside sub- SPAGNUOLA <br />division. Because of the large area involved, the locus map will be <br />shown with distances to Woburn and Lowell Streets foreshortened. Mr. <br />Spagnuola will file a Notice of Intent with the Conservation Commission <br />during the coming week. <br />Mrs. Nichols will represent the Planning Board at the March 11 hearing on <br />Senate Bill 1222 (proposed revision to the State Wetland Law). Planning S1222 <br />Board letter in opposition, dated March 6, 1980, to the Joint Committee WETLANDS <br />on Natural Resources and Agriculture, will be presented as testimony. <br />Steve Asen asked the Board's determination on the status of Lots 67 and JAMES STREET <br />68, Assessors Map #90, as requested by telephone call from an interested <br />buyer of the land. The street is not considered to be of adequate grade <br />and construction to provide frontage for the combined lots, and did not <br />physically exist prior to 1948. Development of the lots will require <br />subdivision procedures. <br />Dr. Friedman's draft letter to the Board of Appeals opposing granting of CASTOLDI <br />the Castoldi/Blake Road variance (hearing date March 13) was read and BLAKE ROAD <br />was unanimously approved as written. <br />The Planning Board report to Town Meeting on Article 36 (recodification ART.36 REPORT <br />of the Zoning By -Law) was reviewed amended, and unanimously approved as APPROVED <br />amended. <br />Report on Article 55 (re -naming of Emerson Road near Maureen Road) was ART. 55 REPORTil <br />unanimously approved as written. APPROVED <br />
