Meeting of Pring Board <br />February 19, 1946 , <br />Present <br />Messrs. Worthen, Nickerson, Richards, and Houdlette. <br />Subdivisions <br />Mr. Albert A. Miller, C. E., appeared before the Board <br />with preliminary layouts for three subdivisions. His clients <br />also were present. <br />1. Land off Oak Street. A. B. West, owner. <br />This property, part of the old Nichols Farm, comprises some <br />7 acres between Oak Street and Hillside Avenue. Several <br />schemes were presented at scale 1"=401, and the Board agreed <br />unanimously on a plan for new street which commences at Oak <br />Street, runs arond through the property, and coming out <br />again, and above, on Oak Street. 17 lots have been indicated, <br />of proper size and frontage. There is now an 8".sanitary <br />sewer in Oak Street. Also shown on the plan is a contemplated <br />5f easement strip through a town -owned lot on Hillside <br />Avenue, for foot -travel to Massachusetts Avenue and the ' <br />East Lexington R. R. Station. The Board questioned the <br />location of this easement, and suggested the owner take <br />up the matter with the Board of Survey. <br />The grades, and the plat in general, was however approved <br />as shown. <br />2. Land off Watertown Street Owner: Mr. Larson: <br />This is the high land, approximately opposite Hatch's Pond, <br />formerly property of Mr. Shanahan. Designated "Pinecrest", <br />(Scale 1" - 1001) it comprises 13 acres, and has been laid <br />out with 32 lots. <br />The topographyis such that this area is one which is <br />extremely difficult to develop. The Board felt that the <br />single road was a logical plan solution but was concerned <br />over: <br />a.) Excessive grades <br />b.) Low drainage — point in road <br />c.) The number of driveways that will have access on <br />the curve of Watertown Street. <br />The Board suggested that the engineer should talk over all <br />of these problems of grades and drainage with the Supt. of <br />Public Works. <br />3. Land off Maple Street Owner: Mr. Simeone. ' <br />This is the large tract of flat land between Maple St. <br />and the Nursery properties, which was recently utilized <br />In part, for sand and gravel excavation by the owner. <br />
