Greeley, Ellis, Kraetzer, Nickerson, <br />Ferguson and Kimball. <br />A transmitting letter was drafted to accompany the re- <br />port of the special committee on Chapter 211 and it was voted Enabling <br />to submit this letter,to the Board of Selectmen. If accept- Act <br />able to them, the Planning Board will care for reproduction <br />and request the Selectmen to care for transmittal. <br />Discussion of the Vine Brook drainage question em- <br />phasized the feeling that this subject was being considered <br />almost solely from a water drainage point of view without <br />adequate consideration being given to the future uses of the <br />area. Apprehension was expressed that should the drainage <br />be accomplished, at say a quarter of a million dollars, that <br />the lands thus made available for building purposes might <br />lead to types of non -self-supporting developments of con- <br />tinued. expense rather than income to the Town. <br />A thought was advanced that there might conceivably <br />be a point somewhere between present conditions and a com- <br />plete drainae project which is economically sound from all <br />points of view . <br />The Board believes that it would be sound judgment on <br />the part of the Town to incur an additional expense of even <br />three or four thousand dollars (including expenses to which <br />the Town may be already committed) if necessary for a study <br />and report, by existing or appointed board, on the possible <br />and probable development of the areas made available through <br />drainage,before embarking on a quarter of a million dollar <br />program. <br />Mr. Nickerson reported some very interesting statements <br />regarding the valuations placed on various parcels of land <br />in this neighborhood by 11r. R. L. Ryder. <br />The Board considered it advisable to discuss these <br />points with the Board of Selectmen and it was voted to ask <br />for a joint meeting on November 30th. <br />Yx . Greeley reported that the subject of increased lot <br />areas and frontages was introduced by the Board of Selectmen <br />at their last meeting and the Planning Board representatives <br />were questioned as to the plans for bringing the subject <br />before the annual Toiun Meeting in March. It was pointed out <br />that intelligent action depended upon knowledge of existing <br />conditions, that a map was now being prepared showing the <br />present platting and that proposals for By -Law changes de- <br />pended upon completion of this map. <br />In view of the active interest now apparent on this <br />subject, the Board docided to press completion of the map, <br />Vine <br />Brook <br />Lot Area <br />Frontage <br />
