iBOARD OF APPEALS BEARINGS <br />April 23, 1974 <br />A regular meeting of the Lexington Board of Appeals was held on Tuesday, <br />April 23, 1974 at 8:00 p.m. in the Selectmen's Meeting Room of the Town Office <br />Building. Present were George Sheldon (Vice Chairman), chairing the meeting, <br />W. Brodhead and G. Wadsworth both regular members, and associate members H. <br />Reed and L. Clarke, as well as, a Minute -man Publications' reporter, a LWV's <br />observer and an audience of townspeople. <br />Public hearings were held on the following petitions, notice having been <br />mailed to those who should legally receive them and to town boards and officials <br />who will or might be affected by decisions made and also advertised in the <br />Lexington Minuteman newspaper. <br />Nicholas A._Cannalonga, Trustee for Wagon Whe6l Realty Trust - special permit <br />under Section 25.31 of the Lexington zoning by-law to erect and maintain a <br />greenhouse (dimensions 16' by 20') attached to side of existing building at <br />927 Waltham Street. It will be constructed of glass, wood and aluminum frame. <br />Rosina Busa for Sun Valley Farms - special permit to build a greenhouse show- <br />room extension to the existing farm stand at 52 Lowell Street. It will be 26' <br />wide by 48' long, approximately 11' high at the peak and will be constructed <br />of wooden greenhouse bars, concrete blocks and 20" glass panes. The showroom <br />will be for display of nursery plants grown on the farm. The petitioner claims <br />that the existing farm stand is not sufficient for this purpose and that the <br />new addition will block from view the buildings to the rear creating a more <br />esthetically pleasing sales area for customers and neighbors. <br />Constantine J. Eliades and Nancy Eliades - variance from the Lexington zoning <br />by-law in order to establish as two legal building lots, lots 8 and 9 Winter <br />Street: said lots being presently known and numbered 88 Winter Street, each <br />lot having had adequate frontage and area according to the plan dated May 19, <br />1927, which created them, but the plan was not recorded until November 14, <br />1929 when the zoning requirements had been increased. <br />SMM Realty Corp. - (1) finding and determination and site plan review pursuant <br />to Section 13 of the zoning by-laws that two multi-purpose office buildings <br />proposed to be constructed and located on property on the westerly side of <br />Forbes Road containing 5.46 acres of land (town of Lexington Property Map 43, <br />Lot 23), parking areas, drives and other improvements shown on plans submitted <br />will constitute a suitable development and will not result in a substantial <br />detriment to the neighborhood. <br />(2) special permit pursuant to Section 12.2 of the zoning <br />by-laws to allow the construction of the buildings shown on the plans to be <br />used for the purposes set forth in Sections 25.40, 25.41, 25.42 and 25.71 of <br />the Use Regulation Schedule. <br />(3) variance pursuant to Section 12.3 of the zoning by-laws <br />to allow: (a) the construction of Building B shown on plans which has a rear <br />yard of less than 100 feet abutting an RO District (closest point of building <br />is 40 feet from RO District) and a front yard of less than 100 feet abutting <br />Forbes Road (closest point of building is 75 feet from Road), which conditions <br />vary from Section 27, Schedule of Dimensional Controls; (b) the use of 16 park- <br />ing spaces servicing Building B which are located within 50 feet of an RO Dis- <br />trict in variance with Section 32.2, Schedule of Dimensional Restrictions for <br />Parking and Loading; and (c) the design of parking spaces having a 9 foot width <br />
