PLANNING BOARD MINUTES <br /> MEETING OF APRIL 13, 1994 <br /> The meeting of the Lexington Planning Board held in Room G-15, Town Office Building, <br /> was called to order at 7 12 p m. by Chairman Domnitz, with members Canale, Davison, <br /> Grant, Merrill, Planning Director Bowyer, and Assistant Planner Marino present. <br /> ***************** ADMINISTRATION OF LAND DEVELOPMENT REGULATIONS ************ <br /> SUBDIVISION OF LAND <br /> 75. Dias Drive. Preliminary Subdivision Plan Mr Marino reported he had <br /> discussed the relocation of the existing catch basin on Concord Avenue with the <br /> engineering division. The applicant will be required to relocate the catch basin at <br /> his expense Mr. Marino has included language to that effect in the revised draft <br /> of the decision on the preliminary plan dated April 12, 1994 <br /> On the motion of Mrs Davison, seconded by Mr Canale, the Board voted unanimously <br /> 5-0, to <br /> 1) approve the preliminary subdivision plan, entitled "Dias Drive", dated January <br /> 18, 1994; <br /> 2) approve the decision on the preliminary subdivision plan, dated April 12, <br /> 1994, as written <br /> 76 PUBLIC HEARING. Nishan's Way. Definitive Subdivision Plan Mr Domnitz opened <br /> the hearing at 7 15 p m The applicant, John Sarkis of the JRC Group, explained <br /> that he has a development agreement with the Woburn Street Trust which owns the <br /> land. The SWA Group are the landscape architects and Lanata and Associates are the <br /> engineers <br /> l Mr. Sam Sleiman, of Lanata and Associates, gave some background on the project and <br /> described the current plans which incorporate guidance from the planning and <br /> engineering departments based on a preliminary plan. The road will be 20 feet wide <br /> within a 40 foot right of way ending in a cul de sac. Five new houses are planned <br /> and there is an existing house at 224 Woburn street He described the slope of road, <br /> catch basins and drainage system They have received a negative determination from <br /> the Conservation Commission. The developer will work with the engineering depart- <br /> ment to make sure plans are acceptable to them Mr Sleiman listed the waivers they <br /> are requesting <br /> Bill Brown, the landscape architect, emphasized the developer's intention to retain <br /> and enhance existing vegetation as much as possible, including the use of existing <br /> sugar maple trees as street trees Additional native rhododendrons will be planted <br /> along Webb Street <br /> There were questions from the Planning Board regarding the drainage and landscaping <br /> plans The size of the planned houses was also discussed A house of transitional <br /> size is proposed to be built on the small lot containing a small existing house <br /> Mr Sarkis explained that the Woburn Street Trust would like to name the street <br /> after Nishan Semonian who owned and farmed the land for 50 years. Members of the <br /> Semonian family who were present spoke in favor of the name, Nishan's Way <br />
