PLANNING BOARD MINUTES <br /> MEETING OF JULY 8, 1993 <br /> The meeting of the Lexington Planning Board held in Room G-15, Town Office <br /> Building, was called to order at 7 40 p.m. by Chairman Williams, with members <br /> Canale, Davison, Domnitz, Grant, and Assistant Planner Marino present. <br /> 99 Review of Minutes The Board reviewed and corrected the minutes for the <br /> meeting of June 14, 1993. On the motion of Mr. Canale, seconded by Mrs <br /> Davison, it was voted unanimously to approve the minutes, as amended <br /> The Board reviewed and corrected the minutes for the meeting of June 22, 1993 <br /> On the motion of Mrs Davison, seconded by Mr. Domnitz, it was voted unani- <br /> mously to approve the minutes, as amended. <br /> The Board reviewed the minutes for the meeting of June 28, 1993. On the <br /> motion of Mr. Canale, seconded by Mrs. Davison, it was voted unanimously to <br /> approve the minutes, as written. <br /> ************************ PLANNING DIRECTOR'S REPORT *********************** <br /> 100. Completion of Subdivisions <br /> a. General Procedures for Completion The developers of the Sunset Ridge <br /> and Orchard Crossing subdivisions were notified that work on the subdivisions <br /> is incomplete and that they must proceed to finish the subdivisions Mr. <br /> Marino explained that the procedures for subdivision completion the staff <br /> followed are outlined in Section 7.4.6 in the new Subdivision Regulations the <br /> Board recently reviewed. <br /> b. Sunset Ridge Mr. Williams asked if the conservation land abutting this <br /> subdivision is accessible and marked with a sign. Mr. Marino agreed to ask <br /> the Conservation Administrator if the work has been done. <br /> c Distribution of New Zoning Man Mr. Marino distributed the new zoning <br /> map, dated 1993. Mr Domnitz questioned a note on the Zoning Map that says <br /> "for informational purposes only". <br /> d 669 Massachusetts Avenue, Rollout of Plans The Board briefly reviewed <br /> plans, filed July 8, 1993, for a four lot subdivision off Massachusetts Avenue <br /> with one existing house, the Morell-Dana House. <br /> ***************** ADMINISTRATION OF LAND DEVELOPMENT REGULATIONS ************ <br /> RECOMMENDATIONS ON APPLICATIONS TO THE BOARD OF APPEALS <br /> 101. Applications To Be Heard on August 12. 1993 Mr Williams gave an oral <br /> review of the following applications <br /> Corner lot abutting 108-110 Bow Street, Vanda and Frank Ponte, variances <br /> to relocate a lot line to create two equally sized lots. The Planning <br /> Board believes this is not a valid application because it proposes <br /> making a nonconforming lot more nonconforming, which is a violation of <br /> the Zoning By-Law. The applicants are requesting variances that the <br /> Board believes cannot be legally granted. The Board agreed to recommend <br /> the variance be denied since none of the statutory criteria for granting <br /> a variance relating to soil conditions, shape or topography has been <br /> demonstrated. <br />
