PLANNING BOARD MINUTES <br /> ' MEETING OF FEBRUARY 6, 1989 <br /> The meeting of the Lexington Planning Board held in Room G-15, Town Office <br /> Building, was called to order at 7: 32 p.m. by the Chairman, Mrs. Uhrig, with <br /> members Klauminzer, Sorensen, Williams, Wood, Planning Director Bowyer, <br /> Assistant Planner Nordby and Secretary Peters present. <br /> ******************* ADMINISTRATION OF LAND DEVELOPMENT REGULATIONS *********** <br /> DETERMINATION OF GRADE AND CONSTRUCTION OF UNACCEPTED STREETS <br /> 37. Essex Street Lot J, Robert O'Keefe: The Board discussed the condition of <br /> Essex Street as it relates to the status of Lot J as a building lot, following <br /> a visit to the site. Joseph Steinkrauss, attorney for Mr. O'Keefe, noted the <br /> lot was grandfathered. The Board questioned whether anything could be built <br /> on the lot, given the steepness of the site, but agreed this would be a <br /> question for the Building Commissioner. On the motion of Mrs. Wood, seconded <br /> by Mr. Williams, it was voted 5-0 to determine that Essex Street, where it <br /> abuts Lot J, is of adequate grade and construction, as defined in the Planning <br /> Board's "Policy on Construction Standards For Unaccepted Streets Relative to <br /> Building Lots". <br /> I PLANS NOT REQUIRING APPROVAL UNDER THE SUBDIVISION CONTROL LAW <br /> 38. Form A/89-1, Wachusett Drive, Sullivan: The Board discussed the con- <br /> dition <br /> of Wachusetts Drive following a visit to the site. They agreed the <br /> pavement in front of the applicant's lot (Lot B) on Wachusetts Drive was 12 to <br /> 14 feet wide; that the lot drops off sharply from the road; and that under the <br /> provisions of the Planning Board's "Policy on Construction Standards For Unac- <br /> cepted Streets Relative to Building Lots", Wachusetts Drive, where it abuts <br /> Lot B, is not of adequate grade and construction, and can not provide legal <br /> frontage for Lot B. <br /> On the motion of Mr. Williams, seconded by Mrs. Wood, it was voted 5-0 that <br /> Wachusetts Drive, where it abuts Lot B as shown on the plan submitted by the <br /> applicant, entitled "Compiled Plan of Land in Lexington, Mass. (Middlesex <br /> County)", dated December 1, 1988, is not of adequate grade and construction to <br /> provide legal frontage for Lot B. <br /> On the motion of Mr. Sorensen, seconded by Mr. Williams, it was voted 5-0 to <br /> not endorse the plan entitled "Compiled Plan of Land in Lexington, Mass. <br /> (Middlesex County)", dated December 1, 1988, by the BSC Group - Bedford, Inc., <br /> certified by Donald J. Forand, Professional Land Surveyor, with application <br /> Form A/89-1 by John J. M. Sullivan, applicant, as it does show a subdivision <br />
