LEXINGTON DESIGN ADVISORY COMMITTEE <br />April 3 0, 2007 <br />To: Board of Appeals <br />Re: 31 Massachusetts Ave. <br />Car Wash <br />At its regular meeting on April 3, 2007, the DAC reviewed (for a third time) a site plan for a new car <br />wash facility at 31 Massachusetts Ave. The redesign has taken into account previous DAC concerns <br />with respect to the overall intensity of use of this site. In addition to the site plan, building elevations <br />and signage were presented for review. The building scale, materials and signage all appear to be <br />appropriate to the surrounding context. <br />One area that remains a concern is the extremely wide curb cut (3+ lanes). While we understand the <br />functional aspects of the proposed design, it's important to maintain a definition between the site and <br />public way (the sidewalk). We remain concerned, for safety reasons, about the reliance of portions of <br />the sidewalk, nearest the vacuum equipment, being used for transverse traffic circulation within the site. <br />At a minimum, a granite curb with paving should be introduced in this location to clarify vehicle and <br />pedestrian paths. <br />With the above-mentioned comments, the DAC recommends this project be approved. <br />Respectfully submitted, <br />Colin P.
