LEXINGTON DESIGN ADVISORY COMMITTEE <br />March 20, 2007 <br />To: Board of Appeals <br />Re: 31 Massachusetts Ave. <br />Car Wash <br />At its regular meeting on January 1 1, 2007, the DAC reviewed (for a second time) a site plan for a new <br />car wash facility at 31 Massachusetts Ave. The redesign has taken into account previous DAC <br />concerns with respect to the overall intensity of use of this site. The number of proposed wash bays has <br />been reduced by 3 bays and positioned to allow for the required 10' transition space along the front lot <br />line. The existing vacuum bays are proposed to be reused in the new layout. One area of concern is the <br />extremely wide curb cut (3+ lanes). While we understand the functional aspects of the proposed <br />design, it's important to maintain a definition between the site and public way (the sidewalk). Every <br />effort should be made to minimize curb cuts and increase the landscape transition space. It was <br />suggested that if additional landscape space was not possible ,due to traffic circulation, at the very least <br />a pavement change should be introduced to reinforce the definition of the sidewalk and articulate the <br />drive aisles. In addition, it was suggested that the landscape space on the western lot line be increased <br />to reduce the curb cut and allow for a new street tree. <br />At the time of this review, only basic site plan information was provided. Drawings of the building and <br />relevant signage should be submitted for review, as requested. With the above-mentioned comments, <br />the DAC recommends the proposed site plan be approved. <br />Respectfully submitted, <br />Colin P.
