<br />Minutes of the Lexington Zoning Board of Appeals <br />Selectmen’s Meeting Room <br />July 23, 2015 <br />Board Members Present: Chairwoman Jeanne Krieger, Edward D. McCarthy, Leo P. <br />McSweeney, David G. Williams and Associate Member Ralph D. Clifford <br />Administrative Staff: David George, Zoning Administrator <br />Address: 31 Harding Road, Map 78, Lot 101 <br />The petitioner submitted the following information with the applications: nature and <br />justification of request; topographic plan; updated plot plan; elevations and floor plans. <br />Prior to the hearing, the petitions and supporting data were reviewed by the Building <br />Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the <br />Zoning Administrator, the Planning Director, Economic Development; the Historic <br />District Commission Clerk, Historical Commission and the Zoning Administrator. <br />Comments were received from the Building Commissioner, the Planning Director, the <br />Historical Commission Clerk and the Zoning Administrator. <br />The petitioner is requesting a VARIANCE in accordance with the Zoning By-Law <br />(Chapter 135 of the Code of Lexington) section 135-9.2.2 to allow a side yard setback <br />of 8.7 ft. instead of the 10 ft. allowed and a SPECIAL PERMIT in accordance with the <br />Zoning By-Law (Chapter 135 of the Code of Lexington) section 135-9.4.2 to allow <br />modification (extension) of a non conforming structure. <br />The Chairwoman opened the hearing at 7:36 pm by reading the legal notices and <br />described information received from the petitioner. <br />Contractor KT Huang presented the petition for the owner of the property, Satish <br />Chitnis. <br />The applicant seeks to remove the existing front porch and stairs and rebuild a larger <br />covered front porch and stairs and construct a 2.5 story 12 ft. by 38 ft. addition to the <br />rear of the house. <br />A Board members had questions regarding the setbacks and asked for clarification of <br />the front setback. <br />The Chairwoman asked when the house is complete what will the square footage be. <br />(Currently is approximately 1,300 sq.ft. they will be adding about 900 more sq. ft.) <br />A Board member asked if the front porch is going to be expanded. (Yes) <br />There were no questions from the audience. <br />No one spoke in favor or in opposition to the petition. <br />The Chairwoman closed the hearing. <br />A Board member requested the Variance and Special Permit be voted separately. <br /> <br />
