<br />PLANNING BOARD MINUTES <br />MEETING OF July 28, 2014 <br /> <br />A regular meeting of the Lexington Planning Board, held in the Parker Room, was called to order <br />at 7:00 p.m. by Chairman Charles Hornig, with members Nancy Corcoran-Ronchetti, Richard <br />Canale, Timothy Dunn, associate member Ginna Johnson, and planning staff Maryann McCall- <br />Taylor present. <br /> <br />**********************DEVELOPMENT ADMINISTRATION*********************** <br />27 Outlook Drive- Street Determination- Mr. Stan Dillis of Ducharme & Dillis was present <br />requesting that the street be deemed to be adequate and that the submission standards be waived. <br />The Board had recently determined for 28 Outlook Drive that the section of the road from 28 to <br />Downing was not adequate, but would be with certain improvements which appear to have not <br />been done. The Board decided to require the same standards for both properties. <br /> <br />On a motion duly made and seconded, it was voted 4 to 0 <br />That Outlook Drive, near 27 Outlook Drive, is not presently of adequate <br />construction to provide for the needs of the vehicular traffic and municipal <br />services in relation to the proposed use, but will be, provided the improvements <br />below are made: <br /> <br />1.That Outlook Drive be crack sealed it’s entire length (from #27 to Downing), <br />and any potholes be filled; <br /> <br />2.Any utility covers that have subsided be reset to grade; and <br /> <br />3.Any utility cuts made in Outlook Drive are repaired according to Town <br />Standards. <br />These repairs be coordinated with and inspected by the Town’s Engineering <br />Division. <br /> <br />The following waivers are granted: <br /> <br />1.Submission of a Definitive Street Construction Plan. <br /> <br />2.Design Standards. The applicant need not comply with expressed design <br />standards, as the existing nature of the street’s width, grade, and construction, <br />with the exceptions noted above, are, in the opinion of the Board, acceptable; and <br /> <br />3.Timing of Street Construction and Dwelling Construction. The applicant does not <br />need to complete the street work before the issuance of a building permit. Rather, <br />the improvements must be completed prior to the issuance of the Certificate of <br />Occupancy for the new dwelling. <br /> <br />
