<br />PLANNING BOARD MINUTES <br />MEETING OF FEBRUARY 12, 2014 <br /> <br />A regular meeting of the Lexington Planning Board, held in the Selectmen’s Meeting Room, was <br />called to order at 7:00 p.m. by Chairman Charles Hornig, with members Richard Canale, Greg <br />Zurlo, and Michelle Ciccolo and planning staff Maryann McCall-Taylor, Aaron Henry, and Lori <br />Kaufman present. Nancy Corcoran-Ronchetti was absent. <br /> <br />************************DEVELOPMENT ADMINISTRATION********************* <br />111 and 119 Laconia Street, sketch plan 2: <br /> <br />Bill Eycleshymer and Michael Walsh, applicants, Rick Waitt, Mike Novak, project manager and <br />Jeff Thoma, landscape architect, were present at the meeting. Michael Novak said that some <br />options that could be considered for this site could be either two tear downs and rebuilds or a <br />conventional subdivision plan. Both proposals would create two large houses that would not fit in <br />with the character of the neighborhood. <br /> <br />Mr. Novak explained based on suggestions from the Planning Board at the last meeting the team <br />concentrated on moving forward with four dwellings and new layouts that would fit in with the <br />neighborhood. The current Laconia Street setbacks were 34.5 from the street and an average of <br />37.5 feet from dwelling to dwelling. Two options were presented tonight were as follows; Option <br />A would have 65 foot setback from the property line to the dwelling; Option B would be 35 foot <br />setback from the property line to the dwelling; and both options would have 35 foot setbacks <br />from the street. <br /> <br />Mr. Toma said a balanced Housing Development (BHD) would be the best option for this site. <br />Option A would have four dwellings with the driveways outside the units relocating units three <br />and four further from the abutters and 65 feet away from property lines, reduced the curb cuts <br />from three to two, and move all units to create more useable open space. Option B would have <br />four units with shared driveways in between the dwellings and the 4100 square foot units would <br />be moved to the back with the garages included within the footprints. The smaller units would be <br />35 feet from the property line and also created more useable open space. <br /> <br /> <br /> <br /> <br />
