<br />LDAC <br /> <br />EXINGTONESIGNDVISORYOMMITTEE <br />Meeting Minutes: <br /> <br />March 6, 2007 <br /> <br />Present: <br />Colin Smith (Chair), John Frey, Alenka Slezak, Timothy Lee, Bahig Kaldas, Ginna Johnson <br /> <br />Scribe: <br /> <br />Colin Smith <br /> <br />Call to Order: <br /> <br />The Meeting was called to Order at 7:30PM. <br /> <br />Approvals: <br />None <br /> <br />Presentations/Review: <br /> <br />95 Hayden Ave- VistaPrint Sign <br />The DAC was presented with a design for a wall mounted sign. The size, color and location of the sign were found to <br />be acceptable, there were no issues. <br /> <br />128 Spring Street- Wireless Facility <br />The DAC was presented with a design for a wireless facility to b <br />adjacent to existing vent stacks. The size and location were found to be acceptable and the DACÓs only request was <br />that the antenna be painted to match the existing rooftop stacks. <br /> <br /> <br />27 Muzzey Street <br />The DAC was presented with a revised site plan in response to previous DAC concerns. Some of the safety concerns <br />and amount of impervious surface area raised in the initial meeting were addressed in the revised plan presented. <br />However, the DAC did not feel the new plan addressed those concerns adequately enough. This property is unusual in <br />the sense that it is a commercial use in a residential district, <br />results in an overdeveloped parcel when compared to the rest of <br /> <br />In an effort to be supportive of this project while respecting t <br />recommends the following changes be made to the sketch site plan <br /> <br />1. Remove one parking space nearest Muzzey Street to increase the l <br />roughly 20Ó landscape buffer area), whereas the current by-law requirement is 25Ó. A tree should be placed in <br />this area adjacent to the driveway to replace one of the existing trees to be removed. <br /> <br />2. The existing fence along the front of the property (currently screening the parking area) should be removed, <br />which will improve visibility for exiting cars and pedestrian safety. The applicant may have the option to <br />relocate this fence along the new parking lot edge. <br /> <br />3. The proposed landscape strip adjacent to the handicap space shal <br />located here as well (adjacent to the driveway) to replace the other existing tree that is to be removed. <br />4. The row of parking along the western edge (should now be a total of 10 spaces, including the handicap space). <br />This area of parking shall remain gravel, not paved. <br /> <br />5. The existing drive and curb cut along the eastern lot line shall be removed as far back as the existing fence line <br />and a new fence installed to screen the parking in the rear and <br />establish one curb cut for the property (the condition of all other properties within the residential district), <br />reduce impervious area and establish a more complete transition buffer area, to better meet the intent of the <br />zoning by-laws. <br /> <br /> <br />
