<br /> <br />Minutes of the Lexington Zoning Board of Appeals <br />Virtual, Via Zoom <br />September 28, 2023 <br /> <br />Board Members: Acting Chair –Nyles N. Barnert, Norman P. Cohen, and Associate Members <br />Patricia Nelson, Kathryn Roy and David Williams <br /> <br />Administrative Staff: James Kelly, Building Commissioner and Julie Krakauer Moore, Zoning <br />Administrator <br /> <br />Address: 143 Follen Road <br /> <br />The petitioner is requesting a SPECIAL PERMIT in accordance with the Zoning By-Law <br />(Chapter 135 of the Code of Lexington) section(s) 135-9.4 and 135-8.4.2 to allow modification to <br />a nonconforming structure. <br /> <br />The petitioner submitted the following information with the application: Nature and Justification, <br />Plot Plan, Elevations, plans, Gross Floor Area Calculations and abutter letters <br /> <br />Prior to the meeting, the petitions and supporting data were reviewed by the Building <br />Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Planning <br />Director, the Historic District Commission Clerk, Historical Commission, Economic <br />Development, and the Zoning Administrator. Comments were received from the Zoning <br />Administrator, Planning Department and Building Commissioner <br /> <br />The Hearing was opened at 7:04 pm <br /> <br />Presenter: William Hubner, Incite Architecture at 1620 Mass Ave Lexington <br /> <br />Mr. Hubner presented the petition. He stated the proposal is to construct an addition on the back <br />of the home. He explained the need for the Special Permit and reviewed the floor plan. <br /> <br />A Board Member, Norman P. Cohen, questioned if there were any letters in opposition (No). <br /> <br />Mr. Cohen asked for clarified on the plan and setbacks. <br /> <br />Associate Member, David Williams, wondered if it would be better to have the laundry room on <br />the first floor (It is on the first floor for aging in place). <br /> <br />Mary McNamara, owner of 143 Follen Rd, explained her plan if the home were to become first <br />floor living. <br /> <br />There were no further questions from the Board. <br /> <br />There were no questions or comments from the audience. <br /> <br />The Hearing was closed at 7:29 pm (a roll call vote was taken: Nyles N. Barnert – Yes, David <br />Williams– Yes, Norman P. Cohen– Yes, Patricia Nelson – Yes, Kathryn Roy – Yes and). <br /> <br /> <br />There were no comments from the Board. <br /> <br />
